The Cottage of Content is located in the town of Barton, close to Bidford on Avon. The pub is surrounded by rural housing.

Demographics: The pub benefits from being the only pub within a ten-minute walk. The majority customer base is made up of midlife families with children and mature adults. It is also a destination pub that holds outside events such as weddings and festivals.

The offer: Available on our foundation tenancy agreement. The potential of this pub lies in developing a well thought through marketing strategy and great food and drink offer. What would you look to implement to drive trade in the pub?

The site currently has the ability to drive trade by maximising its multi-income streams including a great food offer, holding events in the large outside trading area, letting out its campsite and holiday cottage. It also offers a great selection of popular beers, ciders, wines, spirits, and coffees.

Trading Area & Facilities: Main trading area with bar, separate dining room (25 internal covers), catering kitchen, campsite to rear of the pub, very large garden area that holds events, weddings, and festivals, holiday let - cottage, car park, SmartDispense.

Private Accommodation: Private accommodation consists of 2/3 bedrooms (one bedroom can be used as an office), a living room, kitchen, bathroom.

Pub Financials: Estimated Total Ingoing Costs £37,637, Estimated Minimum Ingoing Costs £11,546, Annual Rent £36,548, Estimated Annual Turnover £399,163, Deposit £9,137, Estimated Fixtures & Fittings Value £20,000, Estimated Stock Valuation £5,000, Estimated Working Capital £3,500. The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT.

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, fixtures and fittings valuation fee, and till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, and SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings are rented. The subsequent deposit build-up and fixtures and fittings rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 months' rent in advance and fixtures and fittings must always be purchased. A deposit of 6 months' rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum of £10,000 un-borrowed funds.
