Role Overview
The FP&A Director will lead financial planning, analysis, and performance management across a high-growth data centre development platform. This role partners closely with executive leadership, development, commercial, and capital markets teams to drive investment decisions, optimise capital deployment, and support rapid scaling across multiple projects and geographies. The role requires deep expertise in infrastructure/project finance, strong modelling capability, and the ability to translate complex, capital-intensive development plans into clear financial insights and forward-looking strategies.
Key Responsibilities
- Lead the annual budgeting process, long-range planning, and rolling forecasts across the platform
- Develop and maintain integrated financial models covering development, stabilisation, and operational phases of data centre assets
- Establish KPIs and performance frameworks aligned to development milestones and asset performance
Project & Investment Analysis
- Partner with development and investment teams to evaluate new data centre opportunities, including land acquisition, power strategy, and build economics
- Build and review detailed project-level models (capex, lease-up assumptions, yield, IRR, NPV)
- Support investment committee materials and transaction execution, including equity and debt funding processes
- Provide ongoing tracking of project returns vs. underwriting and highlight key risks and variances
- Support capital allocation decisions across a portfolio of live developments and pipeline opportunities
- Analyse funding structures, including project finance, JV structures, and platform-level capital
- Work closely with treasury and capital markets teams on liquidity planning, drawdowns, and covenant monitoring
Performance Management & Reporting
- Deliver timely, high-quality management reporting for senior leadership, investors, and lenders
- Provide variance analysis across development timelines, capex budgets, and operational performance
- Translate complex financial data into concise, actionable insights for non-financial stakeholders
- Support investor reporting, including fund-level and asset-level performance metrics
Commercial & Operational Partnering
- Partner with commercial teams to analyse pricing strategies, contract structures (colo, hyperscale leases), and pipeline conversion
- Support operational teams on cost optimisation, procurement strategies, and margin improvement initiatives
- Build a strong understanding of key drivers including power costs, utilisation, customer demand, and capacity ramp-up
Team Leadership & Process Development
- Build and lead a high-performing FP&A function in a fast-scaling environment
- Develop best-in-class financial modelling, reporting, and data governance processes
- Implement systems and tools to improve forecasting accuracy and reporting efficiency
- Act as a key finance business partner across the organisation
Requirements
Experience
- 8 + years of experience in FP&A, corporate finance, or infrastructure/project finance
- Experience working with investors, lenders, and complex capital structures
Technical Skills
- Strong understanding of development economics (capex, cost curves, returns, funding structures)
- Experience with planning tools and financial systems (e.g. Anaplan, Adaptive, Power BI)
- Strong Excel and financial analysis capability
Leadership & Stakeholder Skills
- Ability to operate at both strategic and highly detailed levels
- Strong communication skills with experience presenting to senior leadership and investment committees
- Proven ability to partner cross-functionally in a fast-paced, evolving environment
- Experience building and mentoring teams
