My client is an established, successful Residential Estate Agency based in South Belfast, with an excellent reputation in the sales, rentals and property management sectors. They are looking to recruit a Property Manager to join their team, providing first-class customer service to an existing portfolio of residential property and helping to grow the business in the years ahead.

Building on 20 years of experience managing property in Belfast, the focus is on ensuring landlords, tenants, and everyone they do business with are placed at the very heart of everything they do. The belief is that there is no mystery to further enhancing their reputation - it’s a people business! A growing number of residential landlords are turning to managing agents to help protect their property investments and navigate the ever-changing legislation. They are looking for someone who can meet this challenge of helping clients fulfil their legal responsibilities and add real value to their property investments.

The focus is on building a fully engaged team who thrive on creating and nurturing positive working relationships. Successfully and consistently doing this will further enhance their reputation for brilliant service delivery and ensure a fun and exciting place to work.

You will be responsible for managing and growing a portfolio of properties by focusing on the people you deal with daily. Building relationships based on mutual respect, honesty, and trust will allow property management to look after itself.

The key tasks involved will include:

  • Identifying potential new tenants
  • Scheduling viewing appointments
  • Referencing tenants who apply to rent a property
  • Ensuring all safety certificates are valid and in date
  • Drawing up tenancy agreements and other legal notices
  • Creating pre-tenancy inventory and condition reports
  • Registering tenant deposits
  • Conducting mid-term property inspections
  • Acting as point of contact for repairs and maintenance issues
  • Monitoring monthly rent payments and dealing with arrears
  • Handling end of tenancy notices and the move-out process
  • Conducting end of tenancy checks and managing the deposit return
  • Preparing property for re-let or hand back to client
  • Conducting valuation/listing appointments with prospective new landlord clients
  • Agreeing fees and service level agreements with new clients
  • Preparing and marketing property available to rent

You will have a good knowledge of IT / Microsoft Office, and it would be beneficial to have experience using property management software, though it is not essential. Training can be given on the technical/legislation elements of this industry.

Candidates need to have a positive outlook on life, demonstrate enjoyment in working to tight deadlines and under pressure, while keeping a smile on their face even when things may not be going exactly to plan! Excellent customer focus is required, with work experience in an industry that puts the customer first. Evidence of the ability to build and maintain relationships with colleagues, clients, and others will be fundamental in how they grow and develop as a business in the years ahead.

Starting basic salary is £30,000 plus monthly bonus/commission. Office hours are Monday to Friday 8.30am to 5.00pm, with some flexibility required. Benefits include 20 days holiday + 9 stats, pension, company bonus, use of a pool car, and mileage allowance paid for work miles in your own car. The role offers good autonomy to manage your own portfolio and appears to be an exciting long-term opportunity.
