ST Talent are seeking an experienced Commercial Lead to join a busy fitout team delivering high-quality refurbishment and fit-out projects across the UK. This opportunity is ideal for a diligent and analytical professional who thrives in a collaborative environment and is confident managing project costs from tender stage through to completion.

The successful candidate will play a key role in pre-construction and commercial management activities, ensuring projects are accurately costed, financially controlled, and effectively resourced. Working closely with the Managing Director, Project Managers, suppliers, and internal teams, you will contribute to successful project delivery through accurate estimating, procurement planning, and commercial oversight.

The Role

As Commercial Lead, you will be responsible for oversight of preparing detailed and competitive cost estimates, overseeing project financial performance, and managing resources across multiple schemes. You will review drawings, specifications, and project documentation to ensure all estimates are commercially sound while maintaining strong control of costs throughout the full project lifecycle.

You will also take ownership of procurement planning, supplier engagement, and the JCT contract cycle, ensuring materials and resources are secured in line with programme requirements. In addition, you will support senior leadership by monitoring and reporting on project RAG status across UK-based projects.

Key Responsibilities

  • Monitor and control project costs from tender stage through to completion
  • Review drawings, specifications, and project documentation to ensure commercially viable submissions
  • Manage procurement schedules and ensure materials are ordered in line with programme requirements
  • Take ownership of resource planning and allocation across schemes
  • Lead supplier and subcontractor engagement, pricing reviews, and negotiations
  • Maintain accurate estimating, procurement, and commercial records
  • Oversee and manage the JCT contract cycle
  • Attend internal handover, commercial, and project review meetings
  • Monitor and report on project financial performance and RAG status to senior management
  • Support continuous improvement of estimating and commercial management processes

About You

  • Previous experience working as an Estimator, Quantity Surveyor, or in a similar commercial fit out role
  • Strong understanding of refurbishment, fit-out, or general construction projects
  • Proven ability to manage project costs and commercial reporting from tender to completion
  • Experience preparing take-offs, procurement planning, and resource management
  • Ideally knowledge of JCT contracts and contract administration, however training can be given
  • Excellent numerical, analytical, and organisational skills with strong attention to detail
  • Commercially aware with the ability to work proactively and independently
  • Confident communicator with a collaborative approach to working with internal teams and suppliers
  • Comfortable working in a fast-paced office-based construction environment
