This is a pivotal leadership role within Property Services, responsible for delivering high-quality repairs, maintenance, voids and stores services to thousands of customers.

The opportunity

We are seeking an experienced and ambitious Head of Repairs and Maintenance to provide strategic and operational leadership across our repairs, maintenance and voids services. This is a key senior role, accountable for delivering work predominantly through a large, directly employed labour workforce, supported where appropriate by specialist contractors and partners. You will ensure services are safe, reliable and customer-focused, achieve strong performance and value for money, and continue to improve.

Reporting to the Director or Property Services, you will lead managers, supervisors and multidisciplinary trade teams, creating the conditions for a productive, engaged, skilled and accountable workforce. Working closely with colleagues and partners, you will provide clear assurance to senior leaders on performance, compliance, risk and customer outcomes. You will shape the future direction of the service, using insight, technology, effective workforce planning and strong resource management to improve productivity, service quality, right-first-time delivery and excellent customer experience.

About you

You will already be working at Head of Service level or have significant experience as a senior manager, with a strong track record of leading complex, high-volume, essential services and delivering measurable improvement. You must have substantial experience in one or more of the following areas: repairs and maintenance, voids, mechanical and electrical services, or a closely related property service. Experience of leading services delivered through a substantial direct labour workforce—including workforce planning, productivity, performance, employee engagement and health and safety is essential.

As an inclusive and visible leader, you will be able to set clear expectations, build effective teams and create a culture of accountability, collaboration and continuous improvement. You will combine sound technical and commercial judgement with strong customer focus, excellent communication skills and the confidence to operate effectively with senior stakeholders.

You will have the opportunity to modernise how services are delivered, using data, technology and customer insight to improve productivity, quality and customer satisfaction.

Key responsibilities

  • Provide strategic and operational leadership for repairs, maintenance, voids and related property services.
  • Lead service delivery predominantly through a directly employed labour workforce, ensuring the right capacity, skills and deployment to meet customer demand.
  • Deliver safe, compliant, efficient and customer-focused services against agreed performance and financial targets.
  • Lead, develop and motivate managers, supervisors and trade teams, embedding high standards, employee engagement and clear accountability.
  • Improve workforce productivity, right-first-time completion, appointment performance and the effective use of materials and resources.
  • Use performance data, customer insight and technology to drive service improvement and productivity.
  • Manage budgets, specialist contracts, resources and risks effectively, demonstrating value for money.
  • Build strong relationships with customers, colleagues, contractors and key stakeholders.

Why join us?

This is an exciting opportunity to lead an essential frontline service, influence organisational priorities and make a direct contribution to the quality of homes and services received by our customers. If you are an experienced senior leader with the drive, judgement and commitment to deliver excellent property services, we would welcome your application.
