Head of Operations
London (Hybrid) | £60,000 / year
We are a registered housing association seeking a strategic Head of Operations to drive operational excellence, lead our multi-disciplinary regional teams, and oversee our expanding supported housing portfolio.
The Role at a Glance
- Team Leadership: Direct North & South London teams (Housing Managers, Property Services). Deputise for the CEO.
- Asset & Compliance: Direct statutory H&S compliance (gas, electric, fire, damp/mould) and quarterly HHSRS inspections.
- Housing Management: Retain overall accountability for voids, rent arrears, income recovery, repairs, and ASB response.
- Growth Pipeline: Lead operational due diligence and scheme mobilisation for new property onboarding.
- Governance: Maintain risk registers and deliver monthly KPI performance dashboards to the Board.
What We Are Looking For
- Senior operational leadership experience within a UK Registered Provider or Housing Association.
- Deep technical knowledge of housing compliance, health & safety legislation, and RSH Consumer Standards.
- Strong contractor/stakeholder management and budgetary control.
ESSENTIAL experience
Senior-level experience in housing operations, ideally within a housing association, Registered Provider or supported housing environment.
DESIRABLE experience
- Experience working within an RSH Registered Provider and knowledge of RSH Consumer Standards.
- Experience in supported, transitional or temporary housing.
- Experience of rapid portfolio growth and mobilisation of new schemes.
- Knowledge of Housing Benefit/Universal Credit and housing income management.
- Relevant housing, property or management qualification.
- Strong experience of leading housing/property teams and managing operational performance.
- Sound knowledge of housing management, property compliance, HHSRS, repairs, voids, arrears, ASB and complaints.
- Experience managing landlords, managing agents, contractors and external partners.
- Experience of mobilising new properties/services and managing operational risk and compliance.
- Strong experience producing CEO/Board reports, KPIs and management information.
