What You’ll Be Doing
- Hands-On Repairs: Using your experience in joinery, plumbing, and decorating to complete repairs to a high standard.
- Customer Care: Arriving on time, keeping tenants updated on what you’re fixing, and making sure their home is left clean and safe.
- First-Time Fixes: Managing your van stock and tools so you can get the job done right on the first visit whenever possible.
- Being Our Eyes and Ears: Using our mobile system to log your work and reporting back if you notice any concerns regarding a client’s wellbeing or property condition.
Main duties of the job
To provide a high‑quality, efficient, and responsive maintenance service that ensures the safety, functionality, and overall condition of St Anne’s Community Services’ properties. The role contributes to well‑maintained environments for clients and colleagues by delivering a wide range of repairs, working collaboratively within the Property Services Team, and upholding organisational standards and regulatory requirements for current and future clients.
We are seeking applicants with practical experience in all aspects of property maintenance particularly in joinery, plumbing, decorating, and carrying out property inspections to support the effective delivery of this service.

Detailed Job Description And Main Responsibilities
Service Delivery & Appointment Management: Undertake repair works as scheduled by the Repairs Contact Centre, across both occupied and empty properties. Attend all appointments promptly and keep tenants informed of the work being undertaken, including expected timescales and any necessary updates. Respond to requests from the Repairs Contact Centre to attend emergency appointments as required. Take all reasonable steps to reduce the number of “no access” visits, including attempting tenant contact when a property is unattended.
Quality Of Work & Property Care: Carry out all repairs to a high standard, ensuring that dust, debris, and disruption within tenanted homes are kept to a minimum. Leave all properties in a clean, safe, and acceptable condition upon completion of works. Maintain tools, equipment, and van stock to required standards to support efficient completion of repairs, including first‑time fix wherever possible.
Health, Safety & Compliance: Follow all safe systems of work, risk assessments, and relevant health and safety procedures at all times. Wear all provided personal protective equipment (PPE) correctly and consistently in line with St Annes requirements and specific risk assessments and method statements, ensuring it is used, maintained, and stored in accordance with health and safety requirements.
Recording, Reporting & System Use: Promptly record all visit outcomes in the housing management system, ensuring detailed and accurate notes, including start and finish times. Share relevant tenancy‑related information with housing service colleagues, including issues such as hoarding, safeguarding concerns, or properties in poor condition.
