About the Role
Job Title: Property Accountant
What you\’ll be Doing:
- Calculate accruals and prepayments monthly for Rent and Franchise Fee charges in line with accounting guidelines.
- Prepare period-end reviews for the above areas, including commentary on variances to budget and forecast, highlighting any issues requiring further investigation.
- Prepare monthly Balance Sheet Reconciliations, including ageing analysis, and take action on any reconciling items within the account the following period.
- Maintain the Cashflow forecast file on a weekly basis for the quarter ahead.
- Submit sales statements to managing agents and franchisors in line with contractual deadlines.
- Ensure accurate validation and timely payment of rental and franchise fee charges.
- Complete client statement reconciliations and resolve outstanding items, ensuring no aged debt on vendor balances.
- Account for business openings and closures, ensuring correct accruals are made and promptly resolving any discrepancies with vendors.
- Respond to queries from landlords and internal stakeholders.
- Liaise with the Property legal department on key contractual terms.
- Support the Property Team Leader in audit preparation for annual and interim audits.
- Complete turnover certificates in a timely manner as they fall due.
- Record new leases and modifications under IFRS 16 accounting standards.
To be successful in this role you will need:
- Educated to degree level or studying AAT.
- Minimum one year of accounting experience, including balance sheet or client statement reconciliations.
- Proficient in Excel, including pivots and vlookup.
- Understanding of accruals and prepayments.
- Quality conscious with attention to detail.
- Keen, enthusiastic, and questioning approach.
- Accustomed to working to tight deadlines.
- Good communication skills, both verbal and written.
- Good organisational skills.
- Experience with SAP System.
- Budget variance analysis.
- Previous experience working on property accounts.
