We're looking for a Project Manager to take full ownership of super-prime residential projects, managing programme, quality, budget, and client relationships from mobilisation through to handover. This is a hands-on role requiring meticulous attention to detail, strong stakeholder management, and the ability to coordinate specialist trades and bespoke joinery/finishes packages to an exacting standard.
Key Responsibilities
- Manage the full project lifecycle on super-prime residential schemes, from pre-construction through to practical completion and defects/snagging.
- Own the project programme, coordinating multiple specialist trade packages (joinery, marble/stone, MEP, AV/smart home, bespoke finishes) to a tight sequence.
- Act as the primary point of contact for the client, design team (architects/interior designers), and quantity surveyor.
- Ensure work is delivered to the exceptionally high standard of finish expected on super-prime projects, with rigorous quality control and snagging processes.
- Manage site teams, direct labour, and specialist subcontractors day-to-day.
- Coordinate with structural engineers and party wall surveyors where relevant on basement/extension works.
- Maintain strict discretion and confidentiality around client privacy and security requirements.
- Manage material procurement and lead times for bespoke/long-lead items (stone, joinery, specialist finishes).
- Oversee health & safety compliance on site, including RAMS, inductions, and neighbourly considerations in residential settings.
- Report on programme, cost, and quality to senior management and clients.
Requirements
- Proven experience as a PM within a super-prime, high-end residential, or luxury fit-out contractor.
- Exceptional attention to detail and a genuine passion for quality and craftsmanship.
- Experience managing bespoke joinery, natural stone, and high-end MEP/AV packages.
- Strong client-facing skills — comfortable dealing directly with UHNW clients, architects, and interior designers.
- Discretion and professionalism when working in occupied or sensitive residential environments.
- SMSTS and CSCS (black/gold card) required; First Aid desirable.
- Degree/HNC in Construction Management or equivalent site experience.
- Experience with basement/RC frame works and party wall processes advantageous.
