Auction Specialist/Auction Consultant
Location: Remote with a team day in London once per month.
Salary: £35,000 per annum plus commission (£45,000 OTE)
We provide our technology and online auction services to estate agents so that buyers and sellers can sell properties online, with a legally binding commitment from buyers. We work in partnership with estate agents, to help to make property transactions fast, certain and transparent.
The Auction Consultant, working closely with another Auction Consultant and the CEO, plays an intrinsic role in the success of the team by acting as the key point of contact for agents that are selling a property, guiding them through the property sale transaction in a timely and proactive manner.
Reporting directly to the CEO, your day to day roles and responsibilities will include:
Sales Transactions:
- Act as the primary point of contact for all Sales that are assigned to you; supporting agents with end to end management of property transactions, including carrying out market appraisals, discussions with prospective sellers, seller instructions and management, managing solicitors and arranging legal packs, handling offers, monitoring bids on behalf of our partner agents, running sales progressions and finding solutions to problems or issues to ensure a successful completion.
- Keeping agents up to date on a regular basis with transactions and liaising on a daily basis with the CEO and team as well as the wider Group, on transaction progress.
- Working with your assigned existing estate agents by carrying out regular stock checks with your agent customers, identifying appropriate properties that are suitable for auction, carrying out training sessions with agents to increase awareness of auctions and how to identify suitable properties.
- Ad hoc projects work as and when required by the business. .
- You may be required to attend marketing events at CEO request, where appropriate. This may involve attending, running or hosting both remote and external events, conferences and webinars engaging our stakeholders regarding Auctions.
- Where appropriate you may be required to liaise with vendors on behalf of the agent to explain how online auction works and the benefits of selling by online auction.
- Provide auction pricing advice to both agent customers and vendors where appropriate with a view to winning auction instructions that will result in a successful completion.
- Work and collaborate closely with another Auction Consultant, ensuring a collaborative, consistent approach to the service we offer to agents, across the business.
- Inviting agent reviews through Google and Trustpilot and responding as appropriate to reviews received through those channels.
- Conducting face to face visits and virtual check-ins with agents in order to provide effective support to the account.
- Working with the Rocket team to carry out due diligence and ID checks on vendors, buyers and agents when necessary and in a timely manner in accordance with AML policy and processes.
- Amending sales memoranda and sending to solicitors when required.
- Contacting Vendor solicitors regarding account details, initiating transfer of funds.
Sales Administration:
- Creation of online digital folders and filing relevant documents as instructed by the CEO.
- Ensuring full compliance with the Company’s AML policies and processes.
- Submitting ID checks of property sellers and buyers via the Credas system and tracking whether ID checks are completed in a time sensitive manner.
- Ensuring that all ID checks are saved to the relevant folder for compliance. Assisting sellers and buyers with the ID check process via phone.
- Where a seller fails an ID check, contact them by phone and work with them to resolve the issue.
- Updating property transaction records in a timely manner in order to ensure that a transaction process is running smoothly.
- Organise and upload legal packs to the online property listing.
- Make phone calls to all potential buyers that are on the ‘watchlist’ of a property in order to assist them with their online profile set-up and gather feedback on their interest in the property.
- Answer all general enquiries that come through the inbox and answer phone calls relating to property transactions.
- Ensure the timely escalation of queries or issues to the CEO if necessary.
- Once a property has sold, deliver the post-sale administrative tasks.
- Ensure that Rocket completion dates are recorded in the calendar in a timely manner to ensure that completion deadlines are met.
Skills needed for this position:
- At least 3-5 years experience of property sales and sales progression within the estate agency/property sector, ideally with a strong emphasis on tech adoption and auction sales.
- Excellent communication skills - both written and verbal with the ability to interact successfully with clients by video conferencing and phone as well as face to face, in person.
- The ability to train, present and educate agents and buyers building trust and confidence.
- A proactive approach to your work which results in excellent customer relations.
- A strong interest in becoming a tech and data-driven business with excellent people skills.
- Competent IT skills including in Excel and Powerpoint.
- Experience with Canva and Hub spot would be desirable.
