haart Estate Agents in Weston-super-Mare are looking for a maternity-cover Property Management Manager to head up our local team and oversee a busy portfolio of residential properties. The role requires prior experience in both property management and team leadership within the sector. You will be responsible for ensuring compliance, supporting your team, and maintaining a high standard of service delivery. A strong grasp of lettings legislation and the ability to manage people and processes effectively are essential.

Benefits:

  • An additional £6,180 in uncapped commission targets across the year
  • £34,680 to £45,180 complete on-target earnings

Responsibilities:

  • Managing a team of property managers
  • Monitoring and assessing individual team member performance (including but not limited to conducting one-to-one meetings)
  • Ensuring the business is risk-averse and following the highest compliance standards for all regulatory bodies
  • Property inspections
  • Negotiating tenancy extensions and/or renewals
  • Co-ordinating with contractors, to manage maintenance and/or repair issues at properties
  • Deposit returns
  • Resolving rental arrears
  • Processing eviction requests
  • Building and maintaining strong relationships with landlords and tenants
  • Completing all check in and check out procedures, including full inventory reports

Skills and Abilities:

  • Minimum of 3 years’ experience as a Property Manager within residential lettings
  • Creates and encourages a positive team spirit and enjoyable working environment
  • Develop your team, to advance their careers
  • Create and maintain strong relationships with all clients
  • Strong knowledge of current residential lettings legislation

Driving Requirements:

  • You must hold a valid Full UK Driving Licence
  • If you wish to use your own vehicle, that vehicle must be less than 10 years old
  • To be eligible for a car allowance, your vehicle must be less than 5 years old
  • Full business-use car insurance cover (if successful in securing the position and choosing to use your own vehicle)
