Spencer Clarke Group are recruiting for an experienced Principal Property Surveyor to support a public sector property services team managing a busy corporate and commercial portfolio. This is a hands-on interim role covering end-to-end estate management and general practice surveying work. You will lead on core commercial property management activity including lease events, landlord and tenant negotiations, and ensuring portfolio performance is protected and improved through proactive management.
Responsibilities include:
- Day-to-day estate management across a commercial and corporate portfolio
- Negotiating new lettings, lease renewals, rent reviews, re-gears and deeds of variation
- Managing dilapidations and wider landlord and tenant matters
- Delivering valuations and appraisals across land and property holdings
- Supporting acquisitions and disposals (including negotiations and compensation matters where required)
- Maintaining property records and keeping the property management / case management system up to date
- Providing clear professional advice to senior stakeholders, preparing reports, and attending meetings as required
About you:
- MRICS (or equivalent) and degree/qualification recognised by RICS
- Strong commercial estate management background, ideally including public sector portfolios
- Confident negotiator across lease events, landlord and tenant, and general practice surveying
- Comfortable producing valuations and written reports, and working with property databases and Excel
- Able to manage workload, communicate clearly with stakeholders, and support junior staff development
