SpenceLooker Recruitment has been retained by a well-established and ambitious UK property business to recruit an Acquisitions Surveyor as it continues to expand its investment and development pipeline across the UK.
This is an excellent opportunity for a commercially driven property professional who wants to be directly involved in identifying, appraising and acquiring new sites with a highly attractive bonus payable on successful site acquisitions.
The Opportunity
Working closely with the Director of Acquisitions, you will play a key role in growing the company's UK PBSA investment and development pipeline, assessing opportunities in target cities and taking transactions from initial appraisal and offer through due diligence, acquisition and completion.
This is a genuinely commercial role with a high degree of autonomy, combining property acquisition, investment appraisal, financial modelling and deal execution.
The Role
Key responsibilities will include:
- Proactively identifying and assessing PBSA acquisition and development opportunities across UK target locations.
- Appraising potential sites and investment opportunities.
- Undertaking IRR, cash-flow, sensitivity and scenario modelling.
- Assessing commercial viability, rental assumptions, occupancy, operating costs and potential returns.
- Supporting negotiations and agreeing Heads of Terms.
- Taking transactions from initial offer through to completion.
- Coordinating legal, technical and commercial due diligence.
- Working with agents, landowners, developers, consultants and professional advisers.
- Preparing clear investment proposals and acquisition recommendations.
- Supporting commercial negotiations with investment and development partners.
- Working closely with internal finance and operational teams.
- Contributing to acquisition strategy and the development of the wider UK pipeline.
Who Are We Looking For?
We are interested in speaking to commercially minded property professionals with experience within acquisitions, investment, development or commercial viability.
Experience within PBSA, BTR, student accommodation or the wider residential/living sector would be particularly attractive.
You will ideally have:
- Strong commercial and property appraisal skills.
- Experience assessing property or development opportunities.
- Good financial modelling capability, including IRR and cash-flow analysis.
- An understanding of property transactions and deal structures.
- The ability to analyse opportunities and make clear commercial recommendations.
- Confidence dealing with agents, consultants and senior stakeholders.
- Strong Excel and analytical skills.
- A proactive, entrepreneurial and deal-focused approach.
