Commercial Lettings Manager to join its Manchester-based property team.

Our client is a substantial, entrepreneurial and well-capitalised property business with a significant and expanding portfolio of commercial and residential assets throughout the UK.

As part of an ambitious multi-millions pound UK investment strategy , the business is actively expanding its property portfolio and is seeking commercially minded commercial property agents, leasing specialists and property professionals who want to move into a dynamic client-side environment.

This is an exciting opportunity to join the business during a significant period of growth, with a broad commercial remit encompassing lettings, acquisitions and disposals , together with responsibility for maximising occupancy, rental income and overall portfolio performance.

The Role

Working alongside the Head of Commercial, you will take responsibility for commercial leasing activity whilst also becoming actively involved in the continued expansion and repositioning of the portfolio for the Yorkshire Region

The emphasis of the role is firmly on transactions, deal-making, occupancy and commercial performance .

Key responsibilities will include

• Developing and implementing effective letting strategies across the commercial portfolio.
• Driving occupancy, reducing void periods and maximising rental income.
• Undertaking property acquisitions and disposals as part of the company's wider investment and portfolio strategy.
• Identifying and assessing potential acquisition opportunities.
• Working with the investment and asset management teams in evaluating new opportunities.
• Negotiating commercial terms and assisting with transactions from initial opportunity through to completion.
• Identifying properties and assets suitable for disposal and assisting with the disposal process.
• Managing and monitoring appointed commercial property agents to ensure proactive marketing and letting activity.
• Negotiating Heads of Terms for new lettings, renewals and other occupational transactions.
• Monitoring and reporting on enquiries, viewings, negotiations, occupancy, voids, rental income and transaction pipelines.
• Identifying opportunities to increase rental income, improve occupancy and enhance overall asset value.
• The Candidate

We are particularly interested in speaking with commercially minded property agents and leasing specialists who are attracted by the opportunity to move into an entrepreneurial client-side property business and become directly involved in investment and asset decisions.

Candidates are likely to have a minimum of three years' commercial agency/leasing experience, based in Yorkshire.

Previous client-side acquisitions experience is not essential.

Of greater importance is a strong understanding of the commercial property market, an ability to identify opportunities, negotiate transactions and demonstrate a genuinely commercial and deal-driven approach .

MRICS qualification would be advantageous but is not essential
