Contract / Project Quantity Surveyor β Property Development

We are recruiting on behalf of an established and ambitious property company (PropCo) with a growing pipeline of residential and commercial development projects.
They are looking to appoint an experienced Contract / Project Quantity Surveyor to take commercial ownership of their developments, working closely with the wider project, design and consultant teams from procurement through construction and final account.
The first project will be an 85-apartment residential development in Lancashire , with a wider pipeline of residential and commercial schemes to follow.
This is an excellent opportunity for a commercially strong QS who wants to work developer-side , with genuine responsibility, autonomy and influence over how projects are procured, controlled and delivered.
The Role
As Contract / Project QS, you will take responsibility for the commercial and cost management of developments, ensuring projects remain financially controlled while protecting the company's commercial position.
Key responsibilities will include:
- Cost Control β Maintaining live project cost plans, monitoring actual and committed costs against budget and forecasting final construction costs.
- Subcontract Procurement β Preparing packages, obtaining and analysing tenders, negotiating prices and recommending subcontractor appointments.
- Subcontract Management β Agreeing orders, assessing applications, valuing works, managing variations and negotiating final accounts.
- Contract Administration β Managing the commercial aspects of the building contract, including notices, payment provisions, variations, loss and expense, extensions of time and contractual risk.
- Valuations & Payments β Managing monthly valuations/applications and assessing payments due to subcontractors.
- Variations β Pricing and recording design, client and site changes, ensuring additional costs are properly controlled and recovered where applicable.
- CVR & Commercial Reporting β Producing monthly Cost Value Reconciliations covering budget, value earned, costs incurred, liabilities, forecast cost to complete and anticipated project performance.
- Cash Flow β Forecasting project receipts and payments and identifying potential cash-flow issues.
- Design Cost Management β Working closely with architects, structural engineers and M&E consultants to ensure design decisions remain commercially viable and within budget.
- Site Involvement β Regularly attending site and progress meetings to ensure the commercial position accurately reflects progress on the ground.
- Risk Management β Identifying commercial and contractual risks early and taking action before they become claims or cost overruns.
- Completion & Final Account β Closing subcontract accounts, managing defects-related commercial issues and agreeing project final accounts.
The Person
We are looking for an experienced Quantity Surveyor with a strong understanding of the commercial delivery of residential and/or commercial developments .
You may currently be working for a main contractor, developer or property company , but you will need to be comfortable taking ownership of the commercial function on a project rather than operating as one member of a large QS team.
You should have strong experience across procurement, subcontract management, cost reporting, contracts, variations and final accounts, alongside the ability to work effectively with consultants, design teams and site management.
Experience delivering apartment, multi-unit residential or comparable development schemes would be particularly advantageous.

Our client has a pipeline of residential and commercial projects , and the successful individual will play an important role in commercially managing those developments as the portfolio grows.
For the right person, there is significant scope to develop with the business, combining commercial autonomy, direct exposure to the developer and long-term progression .
Salary: Β£60,000 β Β£85,000 depending on experience
