Sales Manager London - Coworking Office Spaces (Wandsworth, Putney, Wimbledon, Barbican, The Strand, Archway) London EC4A 4AD (Hybrid) - Office in the City (City Thameslink) on Mondays, 3-4 days across our Wandsworth, Putney, Wimbledon, Barbican, The Strand, Archway sites, up to 1 day WFH if appropriate.

£50,000-£55,000 - dependent on experience, PLUS commission.

Now you’re ready to step up as the Accountable Sales Leader for a diverse cluster of high-performing London buildings. This is more than a standard sales role. As a Sales Manager at Spacemade, you are the commercial engine for your territory. You’ll take full ownership of the sales cycle for our offices and flexible workspaces across a portfolio that spans from the heart of the Barbican to the riverside in Putney. You’ll hold accountability for occupancy and revenue, operating with the autonomy of a business owner while being supported by a fast-scaling, mission-driven team.

You will be:

  • Accountable Sales Leader. You own your cluster. You are driving the mission to maximise revenue and personally owning the cycle from first tour to final signature.
  • Relationship Architect. You build immediate, professional rapport with high-value clients and nurture the long-term broker and agency relationships that keep our pipeline healthy.
  • Skilled Negotiator. You have a track record of exceeding targets. You know how to manage complex office contracts, protect desk-rate value, and close deals that align with our wider revenue strategy.
  • Commercially Sharp. You maintain a constant pulse on the competitor market within your cluster, using those insights to inform pricing and negotiation tactics.
  • Entrepreneurial Collaborator. You manage your portfolio autonomously but work hand-in-hand with our Community Managers (CMs) and Head of Office Sales to ensure a seamless member experience and high retention.

Your Focus:

  • Commercial Closing & Revenue Generation Own and manage negotiations for private office and flexible workspace contracts to consistently meet or exceed your individual sales targets. Ensure overall revenue strategy adherence, maximising desk-rate value and occupancy levels across your designated London cluster. Partner with the Head of Office Sales on pre-launch strategies for new site openings and high-impact marketing initiatives.
  • Sales Process & Relationship Ownership Host tours and lead relationship-building activities to drive lead flow and raise brand awareness across your portfolio. Proactively generate new leads through targeted networking and outreach within the cluster's local community and the wider industry. Deliver accurate, data-led reporting on sales performance, pipeline health, and progress against your KPIs using HubSpot.
  • Cluster Management & Operational Support Act as a market expert for your territory, monitoring competitor products and pricing to keep Spacemade at the cutting edge. Liaise with onsite Community Teams to ensure that every prospective member’s first experience of Spacemade is world-class.

Skills & Knowledge

  • Demonstrable Experience in B2B sales and negotiation, ideally within flexible office, coworking, or commercial real estate.
  • Negotiation Craft – A proven track record of achieving and exceeding high-value sales targets.
  • Systems Savvy – Expert level use of CRM systems (HubSpot) for pipeline management and reporting.
  • Mindset – Entrepreneurial, organised, and capable of managing multiple buildings autonomously.

Success in this role is achieved through:

  • Closed Deals: You hit or exceed target occupancy and average desk rates within your first 12 months.
  • Broker Network: You have established a high-value network of broker and agency partners that consistently generate quality inbound leads.
  • New Openings: You contribute directly to the successful pre-launch and sales performance of at least one new location in the portfolio.
