You don’t just manage a building; you own the experience. Are you ready to lead Wimbledon’s premier workspace? From operational anchor to architect of connection. You’ll be the heartbeat and the backbone of Common Ground by Spacemade. This isn't a role where you wait for instructions; as a standalone lead, you are the friendly face of the brand and the operational guardian of the building. At Spacemade, you’ll join a mission to revive the workspace through 1,000,000 meaningful connections. You’ll be responsible for ensuring that while the community flourishes, the operations remain flawless, safe, and commercially sharp.
You will be:
- An Operational Powerhouse: You’re someone who takes pride in a building that runs like clockwork. You have a "building-first" mindset, knowing that a thriving community is built on a foundation of safety and service excellence.
- A Confident Solo Pilot: You thrive on autonomy. As the sole onsite representative, you’re comfortable being the first and last line of defence for every member need and operational challenge.
- A Hospitality-Driven Pro: You understand that Operations includes the human element. You bring warmth, energy, and a thoughtful approach to every interaction.
- A Strategic Growth Engine: You view tours not just as walk-throughs, but as opportunities to showcase a lifestyle, driving the site toward high occupancy.
- An Ultimate Organiser: You have a meticulous eye for detail, whether it’s managing a service charge budget or coordinating a high-impact member event.
Your Focus:
- Operational & Compliance Mastery: You’ll lead on all onsite H&S, fire safety, and compliance standards, ensuring the building is not just beautiful, but 100% compliant and safe.
- Member Lifecycle Ownership: From the first inquiry and tour to the final move-out, you’ll own the member journey, ensuring a seamless experience that boosts retention and drives referrals.
- Facility & Vendor Management: You’ll coordinate external contractors and internal facilities teams to keep the space looking sharp, resolving any issues with speed and precision.
- Commercial Performance: You’ll manage the onsite operational spend and drive revenue through meeting room bookings and membership upgrades.
- Connection by Design: You’ll curate and host events that turn office days into meaningful moments, fostering a rich social fabric within your walls.
Skills & Knowledge:
- The Background: You have demonstrable experience in coworking, hospitality, or premium property management, with a clear track record of managing building operations.
- Safety Savvy: You have a solid understanding of (or a hunger to learn) H&S standards, fire safety, and building systems.
- Tech Literacy: You’re comfortable navigating CRM systems (like HubSpot or OfficeRnD) to manage leads, billing, and member data.
- Success Metrics: You’ll be measured on NPS (Member Satisfaction), Occupancy targets, and Operational Audit scores - knowing that your success directly impacts the Spacemade North Star.
