Spa Terminus is the landlord to a community of food and drink producers and distributors housed in the railway arches of Bermondsey. Our tenants supply quality products to food destinations throughout London and the UK.
We are looking for an Estates Manager to oversee the facilities across our five estates. This is a full time, permanent role (42.5 hours a week), primarily Monday-Friday but including occasional Saturday mornings. The job is based at our site in Bermondsey, London and is not suitable for remote working.
This role will appeal to someone with facilities management experience who would enjoy a varied and responsible position working at a property management company specialising in tenants supplying quality food and drinks.
Key responsibilities- Tenant Liaison - communications, addressing tenant issues, working with lawyers on lease agreements, meeting prospective tenants.
- Management – of the caretaker and site contractors.
- Property & Grounds Maintenance – management of estate maintenance and repairs, including scheduling of works, pest control, waste collection, equipment purchase and servicing. Responsibility for property works budget.
- Security – management of contracted security guards and CCTV system. Responsibility for Fire and Health & Safety reviews.
- Utilities – management of utilities for communal areas and vacant units.
- Arch Inspections – liaison with Network Rail over the programme of planned inspections.
- Communication – leading regular meetings with the management team and ongoing communication to keep them fully informed. Working closely with the Spa Terminus accountant on tenant and estate issues.
- Essential Proven experience in facilities management including health, safety and compliance regulations.
- Ability to manage multiple properties and projects simultaneously.
- Excellent written and verbal communication skills.
- Ability to analyse data for reporting and decision-making.
- Ability to operate at a senior level but also be involved in the detail and supervise works directly.
- Practical knowledge of basic building skills to ensure high quality works.
- Desirable
- A degree in facilities management, property management, real estate, business administration or a related discipline.
- Relevant certifications in facilities management / property management (e.g. CPM, IWFM).
- Reporting to the Spa Terminus Management Team.
- 5 weeks annual leave per annum, plus bank holidays.
