At SNG, we're creating high-quality homes and thriving communities that transform lives. We’re currently recruiting for two Development Delivery Directors. The positions will cover our South (Basingstoke based) and West (Bristol based) regions to lead the successful delivery of a diverse and ambitious regional development programme.
The Development Delivery Director will be responsible for leading the successful delivery of a complex and diverse regional development programme, including Joint Ventures, greenfield and brownfield land, regeneration, and Section 106 opportunities. This is a senior leadership role with accountability for ensuring the regional development programme is delivered safely, effectively and with strong visibility of risk, performance and quality.
The postholder will build, lead and mentor a high-performing team, creating a culture of accountability, continuous improvement and professional development that enables individuals and teams to perform at their best. They will lead robust programme governance, ensure timely and accurate reporting, drive proactive risk management, and maintain high standards of delivery across cost, programme, customer and quality outcomes, while fostering collaboration, engagement and excellence across the wider organisation.
Working collaboratively with Land & New Business, Regeneration, Sales, Finance, Commercial and Operational colleagues, the role will maintain strong visibility of current and future pipeline performance, identify and escalate risks early, and ensure robust remedial actions are in place where delivery is off track. With overall accountability for delivery performance, programme assurance and quality standards, this role will play a critical part in achieving our regional investment strategy and business plan.

Knowledge and Skills:
- Proven experience leading large, complex development programmes with clear accountability for achieving time, cost, quality and risk objectives.
- Strong financial literacy, with the ability to interpret development funding models, manage commercial risk and balance delivery ambition with financial sustainability.
- Ability to provide visible and inclusive leadership across complex development programmes, creating a culture of accountability, collaboration and continuous improvement where diverse perspectives are valued.
- Strong understanding of programme governance, reporting frameworks, performance controls, forecasting and escalation routes, with the ability to use data and insight to drive accountability, improve decision-making and enhance delivery performance.
- Experience of proactive risk and issue management, including identification, mitigation, resolution and reporting to senior stakeholders.
- Ability to influence, challenge and hold housebuilders, contractors and development partners accountable for delivery commitments, build quality, defect resolution, aftercare performance, contractual obligations and customer outcomes.
- Strong understanding of development agreements, joint venture agreements, building contracts, funding agreements and Section 106 obligations, with the ability to use contractual mechanisms to protect programme delivery, quality and commercial outcomes.
- Deep knowledge of development and investment processes, regulatory requirements and commercial practices, including development appraisals, funding models and value-for-money considerations.
- Strong experience of procurement through competitive tendering and framework arrangements, securing effective outcomes from contractors and consultants.
- Track record of delivering high-quality homes or comparable development outcomes, with a strong focus on quality assurance, compliance, customer experience and continuous improvement.
- Strong understanding of Homes England Affordable Homes Programme requirements, grant compliance, funding conditions and development appraisal principles.
- Significant experience in development delivery, construction and project management, ideally within the housing sector.
- Champion the customer voice throughout the development process, ensuring homes are designed, delivered and handed over with equal focus on the needs of shared ownership and rented customers.
