This role is an exciting opportunity for a skilled and proactive Contract Manager with a passion for making a difference in retrofit projects. Job Purpose: As a Contract Manager, you will play a crucial role in overseeing the Homes and Place retrofit programme, ensuring that contracts are effectively managed and delivered in line with agreed terms and conditions. You will be responsible for managing the cost and risk of the retrofit projects, ensuring value for money, and maintaining compliance with all legal and quality standards. Your work will ensure that all activities are carried out competently, safely, and in alignment with SNG's commitments, monitoring performance, and adhering to regulatory obligations.

Key Accountabilities:

  • Lead Retrofit Projects: Oversee the delivery of retrofit projects in compliance with PAS2030/2035 standards, ensuring high-quality outcomes and adherence to the agreed timeline and budget.
  • Contract Administration: Manage all aspects of contract administration, including performance monitoring and financial oversight, to ensure efficient project execution and value for money.
  • Compliance Management: Stay updated on statutory, regulatory, and legislative requirements, and ensure the projects meet health, safety, and environmental standards.
  • Collaboration with Consultants and Contractors: Work closely with external consultants and contractors to review and provide feedback on retrofit designs, ensuring compliance with M&E regulations and best practices.
  • Health and Safety: Ensure full on-site compliance with health and safety legislation, CDM regulations, and contract specifications.
  • Financial Monitoring: Oversee accurate financial tracking, monitor project risks, and provide recommendations for budget adjustments when necessary.
  • Data Management: Maintain accurate records within the asset management system (Keystone, Asite, Uniclass) and ensure data governance compliance.
  • Relationship Management: Foster strong relationships with internal teams, contractors, and external consultants to ensure effective project delivery and service integration.
  • Risk and Cost Control: Collaborate with the Quantity Surveyor to manage risks, value, and costs effectively, addressing any contractual claims or disputes promptly.
  • Regular Reporting: Provide accurate, timely data on project progress, spending, risks, and customer satisfaction to senior management.
  • Innovation and Continuous Improvement: Drive ongoing improvements in project delivery, customer service, and operational efficiency.
  • Building Safety & Compliance: Promote a culture of safety and compliance, escalating concerns to the Building Safety & Compliance Team when necessary.
  • Professional Leadership: Set high standards for yourself and others, holding the team accountable and modeling integrity in all work.
  • Regulatory Compliance: Ensure SNG meets its landlord obligations and stays updated on any new legislation affecting the business.

To be successful in this role you will have to conduct the following skills:

  • Manage the Clerk of Works Team: Lead the Clerk of Works team, providing clear direction and fostering a high-performance, accountable, and improvement-focused culture.
  • Resource Allocation: Ensure the efficient allocation of resources, managing team workload and priorities effectively.
  • Process Oversight: Oversee relevant systems, processes, and policies to ensure the Clerk of Works team delivers professional and reliable services.
  • Corporate Objectives: Implement SNG's corporate objectives within the team, ensuring alignment with organizational goals.
  • Equality, Diversity & Inclusion: Promote a supportive, inclusive work environment in line with SNG's policies.
  • Employee Wellbeing & Development: Support employee engagement, development, and wellbeing, ensuring a strong team dynamic and performance focus.

Knowledge and Skills required:

  • Proven experience managing multi-disciplinary contracts in large, complex housing associations, particularly with specialized contractors.
  • Strong working knowledge of building regulations, PAS2030/2035/63100, NICIEC, MCS, British Standards, and other relevant codes of practice.
  • Demonstrated success in contract management, with a track record of delivering projects on time, within budget, and to specification.
  • Experience in managing retrofit projects and programme performance in a social housing environment.
  • Ability to analyze data, formulate metrics, and drive continuous improvement.
  • Strong leadership and team development skills.
  • In-depth understanding of health, safety, and environmental legislation related to retrofit work.
  • Strong communication and interpersonal skills to effectively collaborate with diverse stakeholders.
