The role involves overseeing fire risk assessment activities across Southern Housing's portfolio. Key responsibilities include:
- Ensuring that all designated fire risk assessment works are actioned and correctly undertaken within the prescribed timescales.
- Ensuring that all properties owned and managed by Southern Housing are maintained to the highest possible standards and that all statutory and regulatory requirements are met.
- Analysing and assessing building fire safety related defects and deficiencies, providing remedial proposals and preparing specifications for remedial works.
- Carrying out post inspection/quality control checks on works and pursuing any necessary redress to achieve satisfactory completion.
- Carrying out Health & Safety spot checks and monitoring contractors to ensure they are working safely and complying with all relevant Health & Safety risk assessments and method statements.
- Ensuring that staff, residents, leaseholders, managing agencies and property owners are provided with a high standard of service.
You will conduct inspections across East & West Sussex, Surrey, Hampshire, and the Isle of Wight. The role includes occasional travel, with overnight stays on the Isle of Wight every 2-3 months and monthly visits to our Farringdon office for team meetings. You will be expected to work on-site at least three days per week, with the remaining time spent working from home or from an office location.
What you'll need:
- Experience as a fire/building surveyor in a maintenance environment carrying out pre and post inspections.
- Fire Qualification NEBOSH fire or equivalent.
- Working knowledge of the Regulatory Reform Fire Safety Order 2005.
- Experience of working with contractors using SOR and non-SOR contracts.
- The ability to produce detailed specifications of work.
- Knowledge of relevant and current codes of practice, building regulations, health and safety legislation, standards and materials.
- An in-depth knowledge of construction, design and fire related defects and how to correct them.
- Knowledge of contract management.
- A Full UK Driving Licence and access to a vehicle.
- Membership of RICS, CIOB, IFE or similar professional organisation is desirable but not essential.
