About the Role

Sorbon Estates is looking for a Head of Property Management to take ownership of the Property Management function across our diverse commercial portfolio.

This role has been created to strengthen the function and bring clear leadership, accountability and consistency to day-to-day Property Management.

Reporting directly to the Managing Director, you will lead from the front, set standards, improve processes and ensure issues are properly understood, addressed and followed through to completion.

This is a hands-on leadership role.

Alongside overseeing the wider Property Management function, you will manage your own portfolio, including some of Sorbon Estates' larger and more complex properties.

You will work closely with the Estate Managers, Finance and Maintenance, while taking ownership of more complex operational matters and driving improvements across the wider portfolio.

We are looking for someone who combines strong commercial property management experience with practical judgement and commercial awareness.

You will understand landlord and tenant matters, service charges, contractors, compliance and building operations, but importantly, you will understand how buildings work in practice and be comfortable making sensible decisions.

This is an autonomous position with genuine scope to influence how Property Management operates.

You will have the opportunity to shape processes, raise standards, improve efficiency and make a visible contribution to the performance of the portfolio.

  • What you will be doing
  • Lead the Property Management function, working closely with the Estate Managers to set priorities, establish standards and ensure issues are owned and followed through to resolution.
  • Manage your own portfolio of properties, including some of Sorbon Estates' larger and more complex assets, leading by example and maintaining high standards of Property Management.
  • Act as a senior point of contact for tenants and occupiers, building strong relationships and handling difficult or sensitive matters professionally.
  • Own the service charge function across the portfolio, working closely with Finance to ensure budgets, expenditure, recharges and reconciliations are accurate, consistent and commercially sound.
  • Work with Credit Control and the Estate Managers to manage arrears and debt recovery, taking ownership of complex or sensitive matters where required.
  • Oversee maintenance, repairs and planned preventative maintenance, working closely with the Maintenance Manager to ensure issues are properly assessed, prioritised and resolved.
  • Maintain high standards of property presentation through regular inspections and proactive management of building condition, common areas, cleanliness and upkeep.
  • Maintain oversight of property compliance, including health and safety, fire safety, asbestos, water hygiene, electrical and gas safety, lifts, legionella, life safety systems, insurance and EPCs.
  • Manage contractors, suppliers and professional advisers, holding them accountable for quality, performance, cost and service delivery.
  • Review supplier and contractor arrangements across the portfolio, identifying opportunities to standardise specifications, consolidate contracts, improve consistency and secure better value for money.
  • Identify recurring issues, operational risks and opportunities across the portfolio, using insight from individual properties to improve processes, standards and efficiency across the wider function.
  • Ensure property, tenancy and operational information is accurate, well maintained and readily available for reporting, audit, insurance and wider business requirements.
  • What we are looking for

You may already be operating as a Senior Property Manager, Property Manager or similar commercial property professional, with the experience and judgement to take the next step into a broader leadership role.

You will bring

  • Strong experience managing commercial property, with a good understanding of commercial leases and landlord and tenant matters.
  • Experience managing service charges, budgets, expenditure and tenant recharges.
  • A practical understanding of buildings, maintenance and property operations, with the ability to assess problems and make sensible decisions about the appropriate course of action.
  • Experience managing contractors, suppliers and professional advisers, including procurement, tendering and contract management.
  • A good working knowledge of commercial property compliance and health and safety requirements.
  • Strong tenant-facing and relationship management skills, including the confidence to handle difficult conversations.
  • Leadership qualities and the ability to set standards, build credibility and bring people with you.
  • Strong financial and commercial awareness, with the confidence to question costs and identify opportunities to improve efficiency.
  • Excellent written and verbal communication skills.
  • Strong organisational skills and attention to detail.
  • The confidence to make decisions, take ownership and be accountable for outcomes.
  • An openness to using technology, data and new approaches to improve the way Property Management operates.
