We are recruiting an experienced Small Works Manager / FM Project Manager to manage small works projects across live Facilities Management environments, delivering projects safely, on time, and within budget.
Key Responsibilities
- End-to-end management of small works projects
- Producing, reviewing, and approving RAMS (Risk Assessments & Method Statements)
- Preparing detailed job packs including permits to work, drawings, schedules, and H&S documentation
- Managing engineers, subcontractors, and site teams
- Delivering works on live FM sites (commercial buildings, estates, occupied environments)
- Managing programmes, costs, variations, and budgets
- Ensuring compliance with Health & Safety, CDM regulations, and FM standards
- Client liaison, stakeholder communication, and reporting
- Completing job close-out documentation, O&M manuals, and handover packs
Skills & Experience Required
- Proven experience as a Small Works Manager, Project Manager, or FM Project Manager
- Strong Facilities Management (Hard FM / Soft FM) awareness
- Experience working in live, operational sites
- Excellent knowledge of Health & Safety, RAMS, permits to work, and safe systems of work
- Ability to manage multiple projects simultaneously
- Strong organisational, communication, and problem-solving skills
- SMSTS / SSSTS / IOSH (desirable but not essential)
