I'm helping a well-established, medium-sized multi-site operator find their next Senior Property Maintenance Manager, and I'd love to hear from people who think this could be a great fit. It's a brilliant role if you enjoy variety - one minute you're getting into the technical detail of a building issue, the next you're managing and holding contractors to account to make sure the job's done properly. My client needs someone who's just as comfortable rolling their sleeves up as they are steering a network of external contractors.
What You'll Be Doing
- Take ownership of reactive and planned maintenance strategy and delivery across the estate, prioritising effectively across multiple sites.
- Build, manage, and evaluate a network of trusted contractors (M&E, fabric, gas, refrigeration, etc.) - negotiating terms, monitoring performance, and holding them to account.
- Diagnose technical issues with enough credibility to challenge contractor quotes, scope of works, and timelines.
- Manage compliance across health & safety, fire safety, gas, and electrical regulations.
- Develop and manage planned preventative maintenance (PPM) schedules to reduce reactive spend over time.
- Control and report on maintenance budgets across the estate.
- Work closely with Operations and site leadership to balance commercial pressures with property standards.
- Identify capex requirements and support investment planning for the estate.
What We're Looking For (in a Nutshell)
- Proven experience in a property/facilities maintenance role within a multi-site environment.
- Strong technical understanding of building services (M&E, fabric, compliance) - enough to challenge and quality-check contractor work.
- A track record of managing and developing contractor relationships, not just instructing them.
- Commercially minded - comfortable balancing cost, compliance, and operational impact.
- Confident communicator who can flex between site teams and senior stakeholders.
- Full UK driving licence and willingness to travel across the estate.
What's On Offer
- Salary: £60-70,000 dependent on experience.
- Car allowance.
- Annual Bonus.
- Autonomy to shape how maintenance is run across a growing estate.
- Opportunity to join a collaborative and growing team.
