About the Role
We are seeking an experienced and highly qualified Building Control Surveyor to provide professional services across Residential, Commercial, and Healthcare projects throughout the North West. The successful candidate will bring a strong technical background, be appropriately registered under the RICS competency framework, and hold recognised academic qualifications in Building Control or Building Surveying. In addition to traditional Building Control duties, the role requires demonstrable capability to support and discharge the functions of the Building Regulations Principal Designer under the Building Regulations **** and the Building Safety Act. This includes early design-stage engagement, coordination of compliance strategies, and structured oversight of regulatory risk throughout the project lifecycle. The role will involve working collaboratively with developers, contractors, architects, designers, and client-appointed Building Control Bodies (LABC or Approved Inspectors), providing authoritative guidance and ensuring statutory compliance is demonstrably achieved, recorded, and tracked.
Key Responsibilities
- Carry out plan checks, site inspections, and technical assessments across residential, commercial, and healthcare projects.
- Ensure compliance with the Building Regulations ****, Building Safety Act, CDM Regulations ****, and associated Approved Documents.
- Provide Building Regulations Principal Designer support, coordinating design-stage compliance and identifying regulatory risks early.
- Advise design teams and contractors on fire safety, structure, accessibility, energy efficiency, and sustainability requirements.
- Maintain effective compliance tracking, including design decisions, inspections, non-compliances, and corrective actions, supporting a clear audit trail.
- Liaise closely with client-appointed Building Control Bodies to align compliance strategies, resolve issues efficiently, and support approvals.
- Prepare and issue clear reports, certificates, and statutory documentation in line with RICS and regulatory standards.
- Provide pragmatic, timely technical advice to clients and project teams throughout the project lifecycle.
- Manage workload independently while meeting programme deadlines and maintaining high professional standards.
- Stay up to date with legislative changes, codes of practice, and technical standards.
Essential Requirements
- RICS-accredited qualification (Chartered or Associate level).
- Degree, diploma, or equivalent academic qualification in Building Control / Building Surveying.
- Demonstrable experience in Residential, Commercial and Healthcare Sectors.
- In-depth working knowledge of: Building Regulations ****, Building Safety Act, CDM, Fire safety and structural standards.
- Proven experience delivering independent Building Control and regulatory advisory services.
- Clear understanding of Principal Designer (Building Regulations) duties, design-stage risk management, and compliance coordination.
- Excellent written and verbal communication skills, with the ability to influence and advise at all project levels.
- Ability to work flexibly and autonomously as a self-employed consultant.
Desirable Attributes
- Membership of other relevant professional bodies (e.g., CABE, CIOB).
- Experience working on high-rise, complex, or higher-risk buildings.
- Demonstrable experience implementing compliance tracking systems and structured information management processes.
- Strong understanding of sustainability, energy efficiency, and low-carbon design frameworks.
- Experience working alongside client-appointed Building Control Bodies, with a collaborative and solution-focused approach.
