Degree in Quantity Surveying, Commercial Management, or a related discipline is essential for this role.

Minimum of 5 years’ experience within commercial management, property, FM, construction, or infrastructure sectors.

We are now seeking x 2 Lead Quantity Surveyors to join our team at our Belfast site.

What you’ll do:

  • Provide high-quality cost management, commercial governance, and quantity surveying services across a large, multi-site property estate.
  • Support capital projects, lifecycle works, planned maintenance programmes, and reactive repairs through effective commercial oversight.
  • Prepare cost plans, estimates, budget forecasts, valuations, payment recommendations, and final accounts.
  • Lead tender preparation activities including bills of quantities, schedules of rates, pricing schedules, and contractor evaluations.
  • Ensure compliance with NEC4 contracts, governance requirements, audit standards, and financial controls.
  • Maintain accurate commercial records, reporting dashboards, and cost forecasting information.
  • Act as a key commercial contact for clients, contractors, consultants, and internal operational teams.
  • Identify opportunities for efficiency, innovation, sustainability, and value optimisation across projects and maintenance activities.
  • Support risk management activities, including commercial risk assessments and mitigation planning.
  • Build strong stakeholder relationships while delivering commercially sound outcomes across geographically dispersed sites.

What you bring:

  • Degree in Quantity Surveying, Commercial Management, or a related discipline (essential).
  • Working towards MRICS Chartership (desirable).
  • Knowledge and experience of NEC4 Contracts including PSC, TSC, ECC and ECSC.
  • Minimum of 5 years’ experience within commercial management, property, FM, construction, or infrastructure sectors.
  • Experience administering NEC3/NEC4 contracts (desirable).
  • Strong commercial awareness with the ability to manage budgets, forecasts, and cost control activities.
  • Excellent analytical and problem-solving skills with the ability to interpret complex commercial data.
  • Strong organisation and prioritisation skills with the ability to manage multiple concurrent projects.
  • Excellent communication and stakeholder management skills.
  • High levels of professionalism, integrity, and commitment to continuous improvement.
