Job Introduction

As the Building Fabrics Estates Supervisor at Wythenshawe Hospital, you will be a key member of the Estates team, responsible for delivering a broad range of joinery maintenance services across a busy healthcare environment. Working closely with the Estates Operations Manager Building, you will oversee both planned preventative and reactive maintenance tasks to ensure all joinery work is carried out to the highest standards. Your role will involve coordinating and managing maintenance activities in full compliance with relevant legislation, industry codes of practice, manufacturers’ recommendations, Health Technical Memoranda (HTMs), Health Building Notes (HBNs), and Health & Safety Executive (HSE) guidelines.

You will ensure all maintenance activities are completed on time and within contractual response times, minimising disruption to healthcare services. Your strong organisational skills will help plan and deliver maintenance programmes efficiently across the Wythenshawe site. This role offers the chance to contribute to maintaining a safe, functional, and high-quality healthcare environment for staff, patients, and visitors.

What You\’ll Do:

Manage day-to-day operations, directly employed trade staff (DEL), chargehands, and specialist subcontractors, ensuring trade discipline and HR compliance.

Ensure all planned preventative maintenance (PPM) and reactive work complies with legislation, codes of practice, manufacturer recommendations, HTMs, HBNs, HSE, and HVCA standards.

Produce and manage rosters, assign maintenance tasks via the CAFM system (Maximo), and oversee timesheet approval and submission.

Carry out risk assessments, review asbestos register documentation, and perform quality checks on at least 5% of live and completed work.

Maintain a good working knowledge of Health and Safety at Work Act 1974, site BMS systems, and ensure all staff and subcontractors comply with health and safety policies.

Manage minor multi-disciplinary projects from initiation to handover, including timely completion of recharge paperwork and fault finding.

Act as the Authorised Person for discipline, control and issue permits, and deputise for other supervisors when required.

Communicate effectively with hospital end users and senior management, providing operational and technical support as needed.

Comply with and promote infection control policies, including hand hygiene standards, and undertake any additional training or duties as directed.
