We have a fantastic opportunity to join our Investment and Development Finance team as Strategic Finance Business Partner – Joint Ventures, supporting SNG's Joint Venture activities and major projects. Working across SNG's geography, you'll be a trusted partner to new business and development teams working on joint venture and major project activities, fostering strong collaborative relationships.
With offices in Basingstoke, Bristol and Wembley, we can be flexible on your base location. You'll share your time between the office and home, as well as some travel being required between our offices.

The Role
Reporting into the Head of Finance – Joint Ventures, you'll lead commercial finance support for SNG's Joint Venture activities and major projects, ensuring robust financial modelling, accurate reporting, and insightful analysis to enable informed decision-making and performance monitoring.
Responsibilities include:
- Maintaining and enhancing detailed financial models for Joint Ventures (JV) projects, ensuring accuracy and flexibility, for monthly reporting, forecasting, budgeting and scenario planning.
- Preparing investment appraisals to assess the viability of potential projects, to include sensitivity testing and scenario analysis as well as ad hoc analysis for JVs or other major projects.
- Delivering all JV month end reporting, and delivering timely, accurate and clearly presented JV financial MI reporting to feed into board reports and performance dashboards.
- Working with the wider finance function to support statutory reporting requirements for JV entities, ensuring compliance with relevant accounting standards.
- Producing and maintaining JV cash flow forecasts to inform treasury planning and funding requirements, and assisting in preparing baseline models and assumptions for business planning purposes.
- Providing financial and commercial advice on speculative JV projects, including financial metrics (e.g. profit margins, peak debt, ROCE & IRR) and risk analysis, providing clear recommendations to internal stakeholders.
- Supporting financial due diligence on JV partners, entity structures, and contractual terms, collaborating with treasury and tax teams to assess debt arrangements and tax implications for new JV projects.
What we need from you
You'll be a fully Qualified Accountant (ACA, CIMA, ACCA) with significant experience providing commercial financial advice, strategic decision support, and financial appraisal modelling within the wider Real Estate or Social Housing sectors. Experience within Joint Ventures is highly desirable.
You’ll also have:
- An excellent track record in business partnering, investment appraisals, performance reporting and financial planning.
- Strong, clear working knowledge of processes and controls surrounding budgeting, forecasting and management reporting preparation, including detailed report writing and analysis.
- High Commercial and financial acumen with strong analysis skills and excel modelling experience, with ability to assess metrics such as profit margins, peak debt, ROCE & IRR and risk analysis.
- Strong communication skills, with the ability to build trusting relationships with key stakeholders and influence at senior level.
- High attention to detail and comfortable working to deadlines.
- Knowledge of PowerBI would be advantageous.
