Purpose
To carry out PPM, reactive and breakdown works for all electrical and mechanical systems within the site. Engineers must demonstrate relevant knowledge of air conditioning, UPS, generators, LV systems and be able to fault‑find using graphical information and current alarm data. Operate and manage all engineering assets to support the business with no unplanned disruptions in the most cost‑effective manner. Manage the reactive works process to ensure requests are responded to and closed out in accordance with agreed procedures. Develop management tools to report on asset and building performance and make recommendations for improvement.
Key Tasks and Responsibilities
- Ensure that routine PPM is carried out on all electrical and mechanical plant in accordance with site task schedules and asset lists.
- Ensure that reactive tasks throughout the building are completed and proactively highlight areas where improvements can be made.
- Ensure that plant faults and defects are swiftly remedied to maintain services in order.
- Ensure suitable spares are available to carry out maintenance and reactive works, and provide parts inventory and estimated timescales to carry out remedial works.
- Keep the Computer‑Based Maintenance system (e.g. Concept, Smart Hub) up to date with accurate data captured for PPM and reactive tickets.
- Complete all relevant paperwork regarding reactive and breakdown works and pass it without delay to the contract administrator.
- Prepare and use Method Statements and Risk Assessments for all tasks to ensure safe working practices at all times.
- Keep all plant rooms under Smart’s responsibility locked at all times and in a clean and tidy condition.
Education and Training
Formal training in City and Guilds Electrical Installations or equivalent NVQ and Building Services maintenance. 18th Edition BS7671 City and Guilds certification.
