Location: Harold Wood, Essex

Salary: £90,000 + £5,800 car allowance + bonus + package

Contract: Permanent

Working: Office and project based with flexibility to work from home up to 2 days per week

My client is looking to appoint an experienced Mechanical & Electrical Technical Services Manager to take responsibility for M&E across the business, supporting projects from tender stage through procurement, design, delivery, commissioning and commercial close out.

This is not a traditional project based Building Services Manager role.

The successful candidate will act as a senior technical point of contact across multiple projects, working closely with estimating, commercial, design and delivery teams to identify risk, improve quality and ensure M&E packages are properly coordinated from the outset.

The ideal candidate will be mechanically biased and will have strong experience working for either a main contractor or specialist M&E contractor.

Pre Contract Responsibilities

  • Review tender documentation and identify M&E risks, gaps and opportunities
  • Assess which M&E subcontractors are best suited to individual projects
  • Attend tender interviews where projects contain significant Building Services packages
  • Review subcontractor quotations and advise estimating teams on suitability
  • Identify exclusions, qualifications, scope gaps and potential commercial risks within quotations
  • Ensure M&E tender submissions are complete, coordinated and commercially robust
  • Provide technical input during two stage and pre construction periods

Post Contract Responsibilities

  • Support commercial teams through procurement and ensure subcontractor quotations are properly aligned with tender allowances and project requirements
  • Work alongside Project Managers and Quantity Surveyors to resolve technical M&E issues
  • Attend design team meetings and provide technical support when required
  • Support Design Managers with M&E related queries and technical decision making
  • Review subcontractor technical submissions, drawings, RFIs and design information
  • Carry out regular site visits to review progress, quality and coordination
  • Identify programme risks and raise issues with project teams before they become critical
  • Assist project teams with statutory services and utility coordination
  • Review commissioning periods and ensure sufficient time has been allowed within the construction programme
  • Challenge subcontractors where commissioning strategies, sequencing or programmes are insufficient
  • Support commercial teams with complex M&E final account matters where technical input is required

The Person

We are looking for someone who genuinely understands M&E from both a technical and delivery perspective.

Ideally you will have:

  • 10+ years of Mechanical and Electrical or Building Services experience
  • A mechanical bias
  • Main contractor or specialist M&E subcontractor experience
  • HNC or HND in Building Services or a similar technical qualification
  • Strong pre construction and tender experience
  • Experience reviewing and challenging M&E subcontractor quotations
  • Good commercial awareness and understanding of procurement
  • Strong design and technical coordination knowledge
  • Experience reviewing technical submissions, drawings and RFIs
  • A good understanding of commissioning, programme and project sequencing
  • The confidence to challenge project teams and subcontractors where necessary
  • The ability to work across multiple projects at different stages

Above all, this role requires someone who is proactive, approachable, knowledgeable and commercially aware.

My client is not looking for someone who simply reviews paperwork and ticks boxes. They want somebody who can add genuine value, identify risk early and become a trusted M&E authority across the business.
