Our client, a leading UK construction contractor, is looking to appoint an experienced Building Services Site Manager to join the delivery team on a major project in King’s Cross. This is a delivery focused position requiring someone with strong Building Services experience. An electrical background would be highly advantageous, alongside previous experience delivering commercial office or life sciences projects.

The successful candidate will be responsible for driving Building Services delivery on site, coordinating subcontractors and ensuring mechanical and electrical installations are completed safely, to programme and to the required quality standards. A strong understanding of commissioning and commissioning management will also be highly beneficial.

Key Responsibilities:
  • Manage the day to day delivery of Building Services works on site
  • Coordinate mechanical, electrical and specialist subcontractors
  • Drive progress against the construction programme and agreed project milestones
  • Manage short term programmes, look ahead schedules and site activities
  • Monitor installation quality and ensure works comply with approved drawings, specifications and technical requirements
  • Coordinate Building Services installations with architectural, structural and other construction packages
  • Identify potential programme, coordination or delivery issues and work with the wider project team to resolve them
  • Manage inspections, quality assurance, snagging and close out activities
  • Support the planning and delivery of mechanical and electrical commissioning
  • Coordinate commissioning activities, testing, witnessing and system demonstrations
  • Ensure commissioning documentation and handover information is completed to the required standard
  • Attend progress, coordination and commissioning meetings
  • Work closely with Project Managers, design teams, consultants and subcontractors
  • Ensure high standards of health and safety are maintained across all Building Services activities
  • Drive subcontractor performance and maintain a strong focus on delivery
Experience Required:
  • Previous experience as a Building Services Site Manager, MEP Site Manager, Electrical Site Manager or similar
  • Strong Building Services experience within a main contractor or specialist M&E environment
  • An electrical background would be highly desirable
  • Previous experience delivering commercial office or life sciences projects
  • A strong understanding of mechanical and electrical installations
  • Good knowledge of commissioning and commissioning management
  • Experience managing M&E subcontractors and driving site delivery
  • Strong knowledge of construction sequencing and coordination
  • Experience managing quality assurance, inspections, snagging and handover
  • The ability to read and understand technical drawings and specifications
  • Strong communication and subcontractor management skills
  • A proactive, delivery focused approach

The position is based on a major construction project in King’s Cross, London. The project is currently programmed to run through until the end of May 2027, with an immediate start available. This is a permanent position, with the successful candidate expected to move onto further projects within the business following completion of the current scheme. This role would suit an experienced Building Services professional who enjoys being site based, driving subcontractors and taking M&E installations through delivery, commissioning and final handover.
