About the Role

We are seeking a Commercial Manager to lead the commercial delivery on multiple cut and carve projects in Central London. These are typically Design & Build, 2 stage tenders involving refurbishments, fit out, M&E, groundworks, and demolition within a complex existing structure.

You will join a high-performing team delivering high end refurbishments ranging up to £30m. This role offers autonomy, responsibility, and the ability to commercially deliver prestigious projects.

Key Responsibilities

  • Full commercial management of the project from start to completion
  • Administer and execute JCT Contracts and amended lump sum contracts and have a strong understanding of contractual risks
  • Identify and mitigate building risks in heavy refurb environments
  • Manage subcontractor procurement and valuations
  • Ensure financial transparency and accurate reporting to senior stakeholders
  • Drive cost control and value engineering initiatives

Ideal Candidate

  • Lead QS experience on at least one major project for 12+ months on site
  • Strong background in existing structures and heavy refurbishments
  • Proven ability to manage fixed-price lump sum contracts from a delivery perspective
  • Excellent risk identification and problem-solving skills
  • Stable employment history (5–6 year stints preferred)
