We are looking for an experienced Freelance Senior Site Manager to take ownership of the final stages of a new-build residential development and drive the project through to successful completion and handover. The project comprises a three-storey apartment block with 65 apartments, and we need a strong, hands-on Senior Site Manager who is experienced in taking a project through the critical completion and close-out phase.

The Role

You will take responsibility for the day-to-day management of the site, with a particular focus on driving the programme, coordinating trades, managing quality and ensuring all 65 apartments are brought to completion and ready for handover. You will work closely with the wider project team, subcontractors and consultants to identify and remove blockers, maintain momentum and ensure outstanding works are closed out efficiently. You will also be responsible for overseeing and managing an Assistant Site Manager, providing clear direction and ensuring the site team remains focused on delivery.

Key Responsibilities

  • Take ownership of the site through to practical completion and handover.
  • Drive the programme and ensure key milestones are achieved.
  • Manage the close-out of 65 individual apartments, including snagging, finishing works and outstanding items.
  • Coordinate subcontractors and trades to ensure resources are aligned with programme requirements.
  • Identify issues and delays early and take decisive action to keep the project moving.
  • Maintain high standards of health & safety, quality and workmanship.
  • Manage and prioritise snagging and defects through to completion.
  • Oversee the Assistant Site Manager and delegate effectively across the site team.
  • Liaise with the Project Manager, Contracts Manager, consultants and subcontractors.
  • Attend and lead site meetings where required.
  • Monitor progress against programme and provide clear updates to senior management.
  • Ensure works are completed in accordance with drawings, specifications and relevant standards.
  • Coordinate inspections, testing, commissioning and handover requirements.
  • Maintain a strong focus on quality and presentation ahead of client handover.

About You

We are looking for someone who is proactive, organised and delivery-focused, with a proven track record of successfully taking residential projects through to completion. You will ideally have:

  • Proven experience as a Senior Site Manager / Site Manager on new-build residential projects.
  • Experience delivering apartment blocks or similar multi-unit developments.
  • Strong knowledge of the completion, snagging and handover process.
  • A track record of driving programmes and managing subcontractors effectively.
  • Strong leadership skills and the ability to manage an Assistant Site Manager.
  • Excellent communication and coordination skills.
  • A hands-on approach with the confidence to challenge subcontractors and drive performance.
  • The ability to prioritise, solve problems and make decisions quickly.
  • Strong attention to detail, particularly around quality and final finishes.
  • Relevant CSCS, SMSTS and First Aid qualifications.
