We are working with a growing and highly regarded building services company that is looking to appoint an experienced Pre-Construction Director to take ownership of its front-end project function.
This is a newly created senior leadership opportunity for an individual with strong technical credibility, commercial awareness and established industry relationships who is looking to have a genuine influence on the future direction of a business.

The Opportunity
As Pre-Construction Director, you will take the lead from initial enquiry through to contract award, providing the technical, commercial and strategic leadership required to turn opportunities into successful projects.
You will work closely with clients, consultants, landlords, occupiers and internal teams, acting as the senior technical authority throughout the pre-construction process.
A key part of the role will be developing solutions around retrofit, decarbonisation, HVAC optimisation, building performance and Net Zero, helping clients understand how they can improve the performance and sustainability of their buildings.
Key Responsibilities
- Lead the complete pre-construction process from enquiry through to contract award.
- Provide senior technical leadership across building services, retrofit and major capital projects.
- Develop retrofit and decarbonisation strategies for clients.
- Oversee surveys, feasibility studies and technical due diligence.
- Review existing building services and identify risks, opportunities and improvement strategies.
- Challenge design solutions to improve value, buildability and project outcomes.
- Lead the preparation of budgets, cost plans and programme strategies.
- Take ownership of bid submissions and technical proposals.
- Ensure opportunities are commercially viable and aligned with business objectives.
- Act as the senior technical point of contact for clients and consultants.
- Present solutions to senior stakeholders and board-level client teams.
- Support business development through technical expertise and industry relationships.
- Mentor and develop design, estimating and pre-construction teams.
- Establish and improve pre-construction processes, systems and best practice.

- A strong network across consultants, contractors and clients.
- Proven credibility with commercial property owners and occupiers.
- Strong knowledge of HVAC decarbonisation, building performance and Net Zero.
- Experience leading multi-disciplinary teams.
- A track record of delivering projects from feasibility through to commissioning.
- Strong commercial acumen, including P&L, margin and risk management.
- Excellent communication and presentation skills.
- The confidence and credibility to operate at senior and board level.
