The Opportunity
We are working with a leading engineering and building services contractor that is looking to appoint an experienced BIM Lead (Prefabrication Detailing) to join its growing team in London. This is an excellent opportunity for an experienced detailing professional to lead the delivery of high-quality offsite manufacturing solutions across major construction projects. You'll play a key role in managing a team of detailers, developing standards and processes, and ensuring prefabricated assets are designed efficiently for manufacture and installation.
The Role
Reporting to the Prefabrication Manager, you will take responsibility for the production of detailed manufacturing drawings and 3D models for a range of offsite prefabricated solutions, including:
- Pump skids
- Multi-storey risers
- Combined distribution modules (CDMs)
You will oversee the detailing team, coordinate project workloads, and ensure all designs are delivered to programme, quality standards, and manufacturing requirements.
Key Responsibilities
- Produce accurate 3D models and manufacturing drawings for offsite prefabricated modules.
- Generate piping isometrics from P&IDs and material specifications.
- Design efficient plantroom layouts to optimise services routing.
- Ensure designs meet manufacturing, logistics and installation requirements.
- Issue completed models to project teams for integration into federated BIM models.
- Review and optimise designs to maximise prefabrication opportunities.
- Develop and maintain detailing standards, templates and Standard Methods & Procedures (SMPs).
- Manage and maintain the 3D content library.
- Lead, mentor and coordinate a team of detailers.
- Allocate resources across multiple projects to meet programme requirements.
- Coordinate external detailing resources where required.
- Monitor team productivity and report weekly progress.
- Liaise with structural engineers to obtain drawing approvals.
- Develop and manage prefabrication programmes and delivery schedules.
- Produce progress reports and identify risks or delays, implementing mitigation where necessary.
- Manage RFIs with design teams.
- Produce look-ahead programmes to support production planning.
- Carry out quality inspections during manufacture and following site delivery.
- Manage engineering documentation and document control throughout the project lifecycle.
Requirements
We're looking for someone with:
- 8-10 years' experience in a similar prefabrication detailing or mechanical building services role.
- Degree or trade qualification in Mechanical Engineering, Building Services Engineering or a related discipline.
- Extensive knowledge of piping design, spooling and offsite manufacturing.
- Advanced experience using Autodesk AutoCAD, Revit and Fabrication MEP.
- Strong leadership and people management skills.
- Excellent communication and organisational abilities.
- Experience working within a BIM environment and coordinating multidisciplinary project teams.
