Are you a seasoned Building Manager seeking a high-profile role and ready to lead operations in one of London\’s most prestigious commercial assets?
Our client, a market-leading managing agent renowned for delivering 5-star FM services across premium real estate, is seeking a Building Manager to oversee operations at a 250,000 Sq Ft Trophy Building in the heart of the City.
This flagship site, home to multiple high-end tenants, requires a proactive and commercially astute professional to lead day-to-day operations and long-term strategy.

Key Responsibilities
- Operational Leadership: Oversee all aspects of building operations, ensuring seamless delivery of hard and soft FM services. Lead daily site inspections, monitor contractor performance, and ensure compliance with SLAs and KPIs.
- Tenant Engagement: Act as the primary point of contact for tenants, fostering strong relationships through regular meetings, prompt issue resolution, and a commitment to service excellence.
- Project & Fit-Out Coordination: Manage internal and external project works including CAT A/B fit-outs, refurbishments, and dilapidations. Liaise with contractors, consultants, and tenants to ensure minimal disruption and timely delivery.
- Sustainability & ESG Initiatives: Champion environmental best practices, including energy efficiency measures, waste reduction, and green building certifications. Collaborate with sustainability teams to drive ESG performance.
- Financial Management: Prepare, manage, and reconcile the annual service charge budget of approx. £2.5 million, ensuring transparency and cost control. Provide monthly variance reports and support financial forecasting.
- Compliance & Risk Management: Ensure full compliance with statutory regulations including fire safety, water hygiene, and health & safety. Maintain up-to-date risk assessments, method statements, and emergency procedures.
- Team & Contractor Oversight: Lead a small on-site FM team and manage external service providers across cleaning, security, M&E, and front-of-house. Conduct regular performance reviews and ensure continuous improvement.
Candidate Profile
- Minimum 5 years\’ experience in a Building Manager or similar role within commercial real estate.
- Strong understanding of service charge budgeting, building compliance, and FM operations.
- Excellent stakeholder management and communication skills.
- IOSH or NEBOSH certification required; MIWFM membership desirable.
- Experience managing high-end multi-tenanted buildings preferred.
