A Pre-Construction Manager job in Baildon, West Yorkshire, leading façade, cladding, EWI and fire remediation projects across the North and Midlands from initial enquiry and tender through to contract award and handover to operations.

The Role

An opportunity for an experienced Pre-Construction Manager to join a growing specialist contractor delivering façade, external envelope and remediation projects across the North and Midlands. Based from the company’s Baildon office and reporting directly to the Directors, you will lead the pre-construction process, coordinating design, commercial, procurement and programme requirements to ensure projects are technically compliant, commercially robust and ready for mobilisation. You will manage design development, consultant teams, technical and commercial risk, supply-chain engagement and pre-construction programming, including creating, reviewing and developing programmes using Asta Powerproject.

Key Responsibilities

  • Lead projects from initial enquiry and tender through to contract award and operational handover
  • Review tender information, specifications, drawings and consultant reports to identify risks and opportunities
  • Manage design development across façade, glazing, EWI, recladding and fire remediation
  • Coordinate architects, fire engineers, structural engineers, Building Control and specialist consultants
  • Develop, review and amend pre-construction programmes using Asta Powerproject
  • Programme design, approvals, procurement and mobilisation, with high-level construction timelines developed alongside Operations
  • Coordinate Building Safety Act and Gateway 2 requirements with the Principal Designer
  • Ensure compliance with Building Regulations, fire safety requirements and relevant façade standards
  • Lead value engineering and identify technical, commercial and programme risks
  • Support pricing, procurement, supply-chain engagement and subcontractor appointments
  • Coordinate subcontractor designs, technical submissions and warranties
  • Oversee surveys, intrusive investigations and condition reports
  • Manage client, consultant and stakeholder relationships
  • Lead detailed project handovers to Contracts Managers and Operations

Requirements

  • Proven pre-construction and/or senior design management experience within façade, cladding or external envelope construction
  • Strong knowledge of façade systems, recladding, EWI, glazing and/or fire remediation
  • Strong Asta Powerproject capability, including creating and amending programmes
  • Experience managing design development and multidisciplinary consultant teams
  • Strong knowledge of Building Regulations and fire safety requirements
  • Understanding of the Building Safety Act, Gateway 2 and PAS 9980 advantageous
  • Experience with procurement, supply-chain engagement and value engineering
  • Experience of JCT contracts
  • Strong commercial, risk management and client-facing skills
  • Excellent planning, communication and problem-solving abilities
