Our Building Services division provides complete Facilities Management of properties throughout the UK, providing mechanical and electrical engineering support, cleaning, catering and grounds maintenance on a planned and reactive basis, using technological solutions to manage our teams in the most efficient ways.
We are looking for a Premises Manager to join the Commercial Property Maintenance team on one of our projects in Bristol.
The purpose of the role is to ensure that Building Services operational delivery performance is in line with contract obligations and Skanska business processes. Services to be delivered with high levels of customer satisfaction and ensuring that all sites remain compliant.
Must have a ‘Can do’ attitude and ability to work under own initiative vital to this role along with a desire to deliver first class engineering and client satisfaction.
What you’ll do :
- To Manage the Premises Assistance in the provision of all related services within the school location.
- To work in conjunction with Lead engineers to ensure both reactive and PPM works are
- To comply with all statutory and regulatory requirements, including Health and Safety legislation and safe systems of work.
- To ensure all planned and reactive maintenance is carried out as determined by the contract PPM plan, SLA’s, KPI’s and line manager.
- To be included on and as part of the on-call rota and to cover any absences.
- Monitoring the output of each site premises team member, to ensure the cleanliness of the school premises and furnishings is maintained and the reporting of any deficiencies or authority damage is effective.
- Manage and oversee the delivery and control of materials and stock to ensure budgets are maintained whilst having a sufficient stock of parts and materials in order minimise potential for unavailability or service performance deductions.
- Ensure effective and timely reporting of management, health, safety, welfare, environmental, labour, utilities and personnel information and data to contract office and or representatives as required.
- Seasonal weather monitoring and management in conjunction with Senior Premises Manager, to ensure sufficient access to each premises and classroom in the event of snow or minor flooding or similar emergency situations.
- To facilitate and oversee the day-to-day management of contractor activity on site in conjunction with respective Premises Assistants.
- To undertake any other reasonable tasks and duties relevant to the post and grade as may be determined by Line Manager
What you’ll bring to the role :
- Experience of FM service delivery
- Sound knowledge of H&S Legislation and COSHH
- ISOH Managing Safely
- Experience of building maintenance systems
- Ability to communicate both verbally and in writing with all levels of employee, customer and client
- Ability to manage and prioritise a demanding and varying workload
- Ability to manage and deliver works on time and on budget
- Knowledge of Concept CAFM systems preferred.
