SJC Legal is currently working with a well-established and growing legal services business looking to recruit an experienced Conveyancing Title Checker to join its Residential Property team.
This is an excellent opportunity for an experienced conveyancing professional who has strong technical knowledge and enjoys the title checking and legal analysis side of residential property. The position will focus on reviewing titles, searches and supporting documentation, identifying potential issues and ensuring transactions are ready to progress towards exchange and completion.

The Role
- Review and investigate Freehold and Leasehold titles, Land Registry official copies and title deeds
- Ensure properties have good and marketable title
- Review Local Authority, Environmental, Drainage & Water and other relevant property searches
- Identify potential title defects including restrictive covenants, easements, rights of way and boundary issues
- Identify missing planning permissions and Building Regulations documentation
- Recommend practical solutions to title defects and potential legal issues
- Draft and raise title-related enquiries and requisitions with sellers' solicitors
- Review replies to enquiries and determine whether outstanding issues have been satisfactorily addressed
- Ensure properties comply with the UK Finance Mortgage Lenders' Handbook and lender-specific requirements
- Work closely with Conveyancers, Fee Earners and Legal Assistants to ensure transactions progress efficiently
- Maintain high standards of compliance, risk management and AML procedures
The Candidate
- Have previous experience working within Residential Conveyancing
- Ideally have specific experience undertaking title checks and legal analysis
- Be confident reviewing both Freehold and Leasehold titles
- Have strong knowledge of property law and Land Registry procedures
- Be able to identify title defects, covenants, easements, rights of way and other potential issues
- Have an understanding of lender requirements and the UK Finance Mortgage Lenders' Handbook
- Have excellent analytical skills and exceptional attention to detail
- Be comfortable reviewing complex legal documentation and working to deadlines
- Have strong written and verbal communication skills
- An LLB, CILEx qualification, Licensed Conveyancer qualification or equivalent practical conveyancing experience would be advantageous
- Be a positive team player who is comfortable working closely with other Conveyancers and support staff
