The Role

As a Commercial Manager, you will lead the commercial function across major projects, ensuring robust financial control, strategic oversight, and effective risk management from pre-construction through to final account. Reporting to the Surveying Director, you will take full ownership of the commercial performance of large-scale and complex projects, with a particular focus on structural works. You will play a key role in shaping commercial strategy, driving value, and ensuring best in class contract management across all stages of delivery. Working closely with senior project stakeholders, clients, and supply chain partners, you will provide leadership and direction to the commercial team, ensuring consistency, accuracy, and high performance across all commercial activities.

Additionally, you will:

  • Lead the commercial strategy and financial management of large-scale, high-value projects, with a strong emphasis on structural packages
  • Oversee cost planning, budgeting, forecasting, and detailed financial reporting at project and portfolio level
  • Take ultimate responsibility for subcontract procurement strategy, negotiation, and commercial management, particularly across complex structural trades
  • Manage and mitigate commercial risk, driving proactive decision making and value engineering opportunities
  • Oversee the preparation and review of CVRs, cash flow forecasts, and final accounts
  • Ensure robust administration of JCT contracts and compliance with contractual obligations
  • Lead, mentor, and develop a team of Quantity Surveyors and Senior Quantity Surveyors
  • Build and maintain strong relationships with key clients, consultants, and stakeholders, acting as a trusted commercial advisor

About You

To be considered for this Commercial Manager role, you will have:

  • Extensive experience (typically 10+ years) in quantity surveying/commercial management within a main contractor environment
  • Proven experience leading the commercial function on large-scale, complex construction projects, with significant exposure to structural works
  • A strong track record in the prime residential sector, with experience delivering high-value schemes
  • In-depth knowledge and application of JCT contract forms and commercial best practice
  • Strong leadership capability, with experience managing and developing high-performing commercial teams
  • Excellent commercial acumen, with the ability to influence, negotiate, and drive performance at senior levels
  • A proactive and strategic mindset, with the confidence to challenge and add value
  • A degree or equivalent in Quantity Surveying or a related discipline
