Overview

The Senior Project Manager (SPM) will be responsible for the successful delivery of the fit-out of a major Children's Cancer Centre, ensuring that the project is completed safely, to the highest quality standards, on programme, and within budget.

Reporting directly to the Project Director, the SPM will lead all remaining procurement activities, coordinate design completion and management, and oversee all construction and commissioning activities through to handover.

The role requires a highly experienced construction professional with a proven track record of delivering complex healthcare, life sciences, or technically challenging fit-out projects.

The SPM will manage a multidisciplinary team of project managers, construction managers, package managers, and support staff, while maintaining strong relationships with the client, consultants, specialist contractors, and other stakeholders.

Responsibilities

  • Project Leadership & Delivery
  • Take overall responsibility for the day-to-day management and successful delivery of the fit out of the Children's Cancer Centre.
  • Lead the project team in achieving programme, commercial, safety, quality, and client satisfaction objectives.
  • Provide strong leadership, direction, and mentorship to project managers, construction managers, package managers, planners, and project engineers.
  • Act as the primary escalation point for project-related matters and resolve issues proactively.
  • Procurement Management
  • Manage and conclude all outstanding procurement activities.
  • Develop procurement strategies to mitigate programme and supply chain risks.
  • Ensure the programme fully captures all long lead and critical procurement activities and that these are monitored closely.
  • Design Management
  • Oversee completion and coordination of all remaining subcontractor design activities.
  • Lead design review processes to ensure buildability, compliance, and programme alignment.
  • Coordinate consultant teams, specialist designers, and subcontractors to ensure timely design deliverables.
  • Manage design changes through formal the appropriate approval processes.
  • Ensure compliance with healthcare regulations, technical standards, and client requirements.
  • Construction Management
  • Direct and oversee all fit out activities across the project.
  • Ensure safe and efficient execution of works in accordance with approved methodologies.
  • Monitor progress against programme and implement recovery plans where required.
  • Coordinate trade contractor activities to ensure seamless integration across all work packages.
  • Lead daily, weekly, and monthly project reviews with internal and external stakeholders.
  • Commercial & Financial Management
  • Work closely with the commercial team to maintain financial control of the project.
  • Review cost reports, risk registers, forecasts, and change management processes and take an active role in ensuring the financial success of the project.
  • Identify and mitigate commercial risks.
  • Support the Project Director in maintaining overall project profitability and financial reporting.
  • Programme & Risk Management
  • Manage project schedules and key milestones through collaboration with the planning team.
  • Identify potential risks and develop mitigation strategies.
  • Ensure critical path and sub critical path activities are closely monitored and controlled.
  • Quality & Compliance
  • Champion a culture of quality excellence throughout the project.
  • Ensure all works meet healthcare-sector standards, technical specifications, statutory requirements, and client expectations.
  • Lead quality inspections, audits, and defect management processes.
  • Oversee the preparation and delivery of handover documentation and operational readiness activities.
  • Health, Safety & Wellbeing
  • Promote and maintain the highest standards of health, safety, and environmental performance.
  • Ensure full compliance with all legislative and company safety requirements.
  • Lead by example in fostering a positive safety culture across all project activities.
  • Participate in audits, incident investigations, and continuous improvement initiatives.
  • Commissioning & Handover
  • Working with the senior BSM and commissioning managers, oversee commissioning, validation, and handover strategies for all building systems.
  • Coordinate training, documentation, and stakeholder sign-off processes.
  • Drive achievement of practical completion and final project close-out.

Experience

Essential

  • Degree or NVQ qualified in Construction Management, Engineering, Quantity Surveying, Project Management, or a related discipline.
  • Minimum 10–15 years' experience delivering large-scale construction and fit-out projects.
  • Significant experience managing complex healthcare, hospital, life sciences, pharmaceutical, or mission-critical projects.
  • Proven track record of leading multidisciplinary project teams and specialist contractors.
  • Excellent commercial, contractual, and risk management skills.
  • Strong leadership, communication, and stakeholder management capabilities.

Desirable

  • Chartered status or working towards chartership (RICS, CIOB, ICE, APM, or equivalent).
  • Experience delivering specialist healthcare environments including oncology, clinical, laboratory, or highly serviced facilities.
  • Knowledge of healthcare compliance standards and commissioning requirements.
  • NEC 3 contract administration experience.
