THE ROLE Reporting directly to the Managing Director, you will take executive ownership of the construction function, combining strategic oversight with sufficient site visibility to understand true performance across developments. You will lead cross-functional business planning, risk management, and site delivery, ensuring projects are completed safely, on programme, and within agreed budgets. They are looking for someone who can grow with the business and help drive it forward . It is a senior, hands-on position with responsibility across the construction and development side of the business. KEY RESPONSIBILITIES Take overall accountability for construction performance, safety, and build quality across all live developments and the wider department. Set construction strategy, delivery standards, and operating expectations aligned with overall business objectives. Own the master construction programme, output plan, and legal-completion strategy, ensuring programmes are credible and properly resourced. Maintain a visible presence across site developments to independently review project programmes, safety standards, and leadership effectiveness. Provide early construction leadership from development conception through mobilisation, build, and final handover. Evaluate land and development opportunities from a buildability, programme, infrastructure, and construction-risk perspective. Influence site layouts, build phasing, specifications, construction methodologies, utility strategies, and procurement plans. Partner with Commercial leadership to control construction costs, challenge avoidable preliminaries, and support operating-profit targets. Establish robust quality governance and inspection processes, taking executive ownership of customer-facing completion standards. Review defect, warranty, and post-completion trends, enforcing business-wide corrective actions where necessary. Ensure operations fully comply with Health & Safety legislation, CDM requirements, Building Regulations, planning obligations, and warranty standards. Build and lead an effective construction organisation, recruiting and developing senior managers while establishing strong succession planning. Secure and maintain strategic relationships with high-performing subcontractors and key supply chain partners. Report operational performance, risk mitigations, and financial forecasts directly to the Managing Director. ABOUT YOU Proven track record in senior construction leadership within residential housebuilding (typically at Head of Construction, Construction Manager, or comparable executive level). Comprehensive technical knowledge of residential construction, Health & Safety, NHBC/warranty standards, and Building Regulations.. Demonstrated experience leading multi-site operations and contributing effectively at board or senior management level. Highly accountable leadership style—strategically capable yet comfortable maintaining hands-on site visibility. Quality-obsessed, commercially astute, and decisive with a strong customer focus.
