Key Responsibilities:
- Actively ensure you grow market share in your coverage area regardless of market conditions whilst meeting all financial targets, personal targets and keeping branch expenditure within budget.
- Ensure all staff achieve their targets and negotiator budgets; monitor progress, coach and motivate to improve performance.
- Personally generate fee income in excess of personal cost to the business; agree strategy and business model with the Director and report on success against it monthly and during group operations meetings.
- Ensure branch staff adhere to the company core business priorities and consistently deliver exceptional client standards.
- Ensure staff are fully prepared for periodic reviews and budget meetings with company directors; provide business proposals to the Operations Director/Managing Director that address objectives of market share and revenue growth.
- Maximise centrally controlled canvassing campaigns and develop local canvassing initiatives weekly in line with canvassing targets.
- Ensure all branch marketing material is creative and engaging.
- Maintain a quality property register and perform appropriate marketing reviews.
- Maintain client relations through weekly calls regardless of viewing activity to reinforce quality feedback to vendors/landlords and, where appropriate, undertake full re-appraisals.
- Structure and organise office diaries so adequate time is given to key activities (e.g. applicant management, client feedback, canvassing); protect staff time and monitor performance to ensure business is created across all key areas.
- Fully utilise notes for client communication and informed negotiations.
- Monitor withdrawn/abandon rates and direct managers and teams on corrective actions when rates fall below agreed levels.
- Ensure branch adheres to all company procedures and passes regular branch audits.
- Manage and authorise staff holiday requests to maintain adequate branch cover.
- Adhere to, and enforce, all HR policies and procedures, including responsibility for health, safety and security of all staff.
- Consult the Operations Director/Managing Director before actions such as recruitment, dismissals, disciplinary measures, staff remuneration or expenditure exceeding pre-agreed budgets, and before marketing initiatives not detailed within branch guidelines or lacking Director pre-approval.
- Attend weekly conference calls, quarterly kick-off meetings and any other company initiatives outside business hours.
- Maintain awareness of competitors’ actions and elevate any new initiatives that could benefit the company.
- Maintain a database of local competitors and proactively recruit and headhunt top talent.
- Attend training sessions to stay fully aware of company processes and ensure continuity with staff.
- Ensure the quality of all branch-produced marketing material is authorised and produced to the highest standard, including press advertising and niche photography.
- Directly generate fee income and maximise resources to increase operational profitability.
- Develop long-term client relationships to ensure client retention.
- Monitor activity to ensure compliance with legislation and the ARLA code.
- Ensure that staff focus on core priorities of the business.
