Are you an experienced new homes sales leader looking for a role where your expertise can help shape the success of premium residential developments? We are looking for an experienced Senior Sales Manager to lead sales performance across a collection of our bespoke premium developments and play an important role in the continued success of Shanly Homes. You'll have the autonomy to make recommendations, the visibility to contribute to key business decisions and the opportunity to see the direct impact of your work.

What you'll be doing

  • Sales leadership: provide day-to-day support and coaching to the Sales Manager, Sales Administrator and site Sales Consultants, creating a high-performing and customer-focused sales team.
  • Sales performance: take responsibility for achieving reservation, exchange and completion targets across your developments, monitoring performance and implementing actions to drive results.
  • Pricing and market intelligence: conduct market research, competitor analysis and pricing reviews, making recommendations that support the commercial success of developments.
  • Development launches: play a key role in the planning and execution of new development launches, including pricing, release strategies, market positioning and sales readiness.
  • Sales progression: oversee the customer journey from reservation through to completion, ensuring excellent communication, timely exchanges and a consistently high standard of service.
  • Cross-functional collaboration: work closely with colleagues across Land, Commercial, Construction, Customer Care and Marketing to align business objectives and support successful project delivery.
  • Compliance and quality: ensure adherence to the New Homes Quality Code, sales processes and all relevant regulatory requirements across all developments.

What you'll bring to the team

  • Significant experience in a senior sales management role within new homes or a residential housebuilder.
  • A proven track record of delivering strong sales performance across multiple developments.
  • Strong leadership experience, with the ability to motivate, coach and develop high-performing teams.
  • Excellent commercial awareness and a strong understanding of pricing strategies, incentives and market dynamics.
  • Experience of leading development launches and driving successful sales campaigns.
  • A thorough understanding of the New Homes Quality Code and associated regulations.
  • Exceptional communication, negotiation and relationship-building skills.
  • Strong organisational skills with the ability to manage multiple priorities and deadlines.
  • A proactive, analytical approach with the confidence to challenge, influence and contribute to business decisions.
