Seven Resourcing are currently recruiting for a Principal Property Surveyor to join a Local Authority in Cambridge. This is a senior-level opportunity for an experienced property professional to take responsibility for managing and developing a large and diverse commercial and corporate property portfolio.
Job Purpose
You will be responsible for proactively managing the Council’s land and property assets, ensuring optimal performance across commercial investments and corporate holdings. The role focuses on maximising income, identifying development opportunities, and ensuring the portfolio remains competitive and well-maintained.
Key Responsibilities
- Lead on the day-to-day management of commercial property assets, including asset plans and marketing strategies
- Provide expert property advice to senior stakeholders, including council members and internal departments
- Negotiate lease agreements, renewals, rent reviews, and manage dilapidation claims
- Support acquisitions and disposals of land and property, including negotiations and compensation matters
- Ensure all properties are maintained in line with contractual and statutory requirements
- Carry out valuations and appraisals across commercial and corporate portfolios
- Prepare and present reports at committee meetings and senior forums
- Maintain accurate property records and ensure systems/databases are up to date
- Monitor performance standards, income, and expenditure across the portfolio
- Contribute to asset management planning and strategic property initiatives
- Manage service charge budgets and support financial forecasting
- Supervise and support junior surveyors and trainees, including performance management and development
- Deputise for senior leadership when required
Key Requirements
- MRICS qualified (or equivalent) with a relevant degree in surveying or property
- Strong experience within a Local Authority or commercial property environment
- Proven background in asset management, valuations, acquisitions, and disposals
- Experience managing a mixed-use property portfolio (commercial, retail, industrial, etc.)
- Strong negotiation and stakeholder management skills
- Experience supervising or managing staff
- Proficient in property management systems and Microsoft Office (Excel/Word)
- Ability to manage budgets and deliver value for money
- Full UK driving licence or ability to travel between sites
