About the Role
We’re looking for a confident, decisive and commercially minded Head of Voids Delivery to lead our voids service during a period of parental leave cover. This is a critical leadership role responsible for ensuring empty homes are repaired, maintained and ready to let efficiently, safely and to a high standard. You will take full ownership of the voids function, leading teams, managing contractors, driving performance and ensuring the service delivers excellent outcomes for residents, colleagues and the organisation. With responsibility for a budget of around £5 million, you’ll ensure strong financial control, value for money and robust compliance across all void activities. Working closely with the Assistant Director – Voids and Planned Works, you’ll help shape the strategy for repairs and maintenance, maximise the benefits of our in‑house delivery model and drive continuous improvement across the service.
Key Responsibilities
- Lead the voids service with full accountability for performance, productivity, quality and customer satisfaction
- Develop and deliver voids strategy in partnership with senior leaders
- Manage all voids‑related spend and ensure strong financial control across a £5m budget
- Oversee contractor procurement and performance, ensuring value for money and regulatory compliance
- Ensure in‑house teams meet commercial and strategic objectives
- Maintain effective policies, procedures and systems to minimise risk and support service excellence
- Act as escalation point for high‑level or cross‑departmental complaints
- Drive a collaborative, values‑led culture across Property Services and wider directorates
- Use performance data and analytics to identify improvements and drive change
- Provide accurate reporting to senior leaders and the Leadership Team
- Lead improvement projects that deliver measurable benefits
- Manage and develop staff, ensuring strong performance and effective resource allocation
