  • Property & Safety Manager – Complex Buildings to join a housing organisation based in

Staines-upon-Thames on a temporary basis.

This is an excellent opportunity for an experienced property management, housing, building safety or compliance professional to take responsibility for the effective management of tall and complex mixed-tenure and commercial buildings, ensuring high standards of property management, building safety and regulatory compliance.

The Role You will be responsible for ensuring that property and building safety management arrangements are robust, compliant and customer-focused.

Working closely with internal teams, contractors, managing agents and residents, you will oversee building information, inspections, compliance, repairs, planned maintenance, contracts and estate management.

A key part of the role will be working collaboratively with the Building Safety Manager to develop and maintain

Building Safety Cases for tall and complex buildings.

Key Responsibilities

  • Take responsibility for ensuring accurate and up-to-date building and asset information is maintained within the relevant IT systems.
  • Keep up to date with current building safety, fire safety and housing legislation and support the ongoing review of services and processes.
  • Develop, implement and manage effective estate and building management strategies.
  • Work closely with the Building Safety Manager on the development and maintenance of Building Safety Cases.
  • Undertake and monitor regular estate and building inspections, ensuring actions are recorded, followed up and resolved promptly.
  • Take ownership of building management, including compliance servicing, responsive repairs and planned maintenance .
  • Develop strong relationships with residents, contractors, managing agents and internal stakeholders.
  • Support the investigation and resolution of resident enquiries and complaints.

  • Contract management
  • Monitor contractor performance and provide feedback where service deficiencies are identified.
  • Use data and performance information to identify improvements and drive service delivery.
  • Contribute to new ways of working and continuous improvement across property, safety and compliance services.
  • Prepare and contribute to accurate service charge estimates and block management accounts.
  • Represent the organisation at meetings, hearings and other relevant forums where required.
  • Provide specialist property and building safety advice to internal stakeholders.

We are looking for someone with experience in residential property management, housing, building surveying, building safety or a related technical discipline .

  • You should have
  • Experience working within residential property management, housing or a technical property/building environment.
  • Strong knowledge of building safety and fire safety requirements .
  • Knowledge of current housing and building safety legislation and relevant best practice.
  • Experience of inspections, compliance, repairs, planned maintenance and/or contract management.
  • Experience of monitoring or managing budgets and financial information.
  • Strong IT and data analysis skills.
  • The ability to investigate issues, identify solutions and drive improvements.
  • Excellent communication and stakeholder management skills.
  • Experience working with contractors, consultants and other external stakeholders.
  • A proactive and customer-focused approach.
  • A full UK driving licence.

Desirable

  • IRPM membership or willingness to work towards a relevant qualification.
  • Relevant fire safety qualifications or willingness to obtain them.
  • Experience working with tall or complex residential buildings .
  • Experience contributing to Building Safety Cases or wider building safety management.
