Service Care Solutions are currently recruiting for an experienced Commercial Property Officer to join a Lincolnshire based Council's Assets & Development team. This is an excellent opportunity for a property professional with Estate Management experience to support the management, valuation and development of the Council's commercial property portfolio.
Overview of the Role
As a Commercial Property Officer, you will play a key role in managing the Council's commercial land and property assets, supporting economic growth, regeneration projects and investment initiatives. You'll provide professional estate management and valuation advice, negotiate property transactions and help maximise the value and performance of the Council's property portfolio.
Responsibilities
- Manage the Council's commercial land and property portfolio, including acquisitions, disposals and estate management activities.
- Provide professional valuation and estate management advice across a range of property matters.
- Support commercial property projects that contribute to regeneration and economic growth.
- Negotiate lease renewals, acquisitions, disposals and other complex property transactions.
- Work closely with businesses, developers, landowners and investors to deliver property solutions.
- Review the Council's property holdings and identify opportunities for asset optimisation and disposal.
- Prepare reports and recommendations for senior officers and elected members.
- Monitor property budgets, rental income and arrears.
- Undertake site inspections and represent the Council at meetings with stakeholders and external organisations.
Requirements
- Degree qualified in a property-related discipline and/or professionally qualified with MRICS (or working towards).
- Experience within Estate Management, Commercial Property or Asset Management.
- Strong knowledge of valuation principles, landlord and tenant matters and property legislation.
- Experience negotiating property transactions and providing professional property advice.
- Excellent communication, negotiation and report-writing skills.
- Ability to manage a varied workload and build effective relationships with internal and external stakeholders.
- Full UK Driving Licence with the ability to travel throughout North Lincolnshire.
