Responsible to - Branch Manager
Purpose of the role - To proactively seek opportunities to generate market appraisals, viewings, and sales to increase revenue while adhering to company procedures and legislative requirements. The role also involves managing relationships with clients and applicants through proactive, effective communication, with all interactions accurately recorded in proprietary software.
Client brief - Our client is a reputable full-service estate agency that specializes in property sales, lettings, and property management. With a strong presence in Chester and several additional branches throughout the region, the agency is dedicated to providing personalized and professional property services. Their offerings include comprehensive market appraisals, strategic property marketing, and ongoing support throughout the buying, selling, and renting processes.
KEY INFORMATION
- Reason for vacancy - Expansion of the team/business needs
- Contract - Permanent
- Salary - £35,000.00 per annum + multi point commission structure offering several ways to achieve substantial bonuses
- Shifts - Monday to Friday 9am-5pm, 1 in every 2 Saturdays 9am-1pm with half a day back in lieu in the week.
- Holidays - 28 days inclusive of bank holidays
- Facilities - Office-based support with access to company proprietary software and other relevant tools
RESPONSIBILITIES
- Generate market appraisals from telephone leads, viewings, and emails received via Rightmove.
- Carry out accompanied viewings using own vehicle and provide timely feedback to vendors.
- Process sales in accordance with company policy and current legislation, including Money Laundering requirements, and refer to appropriate financial services and conveyancers.
- Assess newly instructed properties for investment potential and refer suitable ones to Lettings.
- Ensure all communications are handled promptly, effectively, and enthusiastically to build strong client relationships.
- Accompany valuers to listing appointments, establishing yourself as the vendor’s main point of contact and building confidence from the outset.
- Use social media to generate interest in properties with teaser videos for ‘coming soon’ listings (without disclosing full details).
- Proactively contact a “hot” list of up to 20 purchasers to alert them of new instructions matching their criteria, maintaining regular communication to monitor their progress.
Key Skills Required –
- Confident, outgoing personality with strong interpersonal skills
- Valid driving licence and own vehicle (Essential)
- Target driven and ability to work to KPI’s.
- Excellent communication and IT skills
- Self-motivated with a positive approach and a strong desire to achieve results
- Ability to work under pressure and manage time effectively
- Professional appearance and attitude
- Familiarity with proprietary software (experience with Alto/Street is an advantage)
- Knowledge of Estate Agency compliance regulations and relevant legislation is desirable
