A specialist project monitoring consultancy working closely with development lenders is seeking an experienced Project Monitoring Surveyor to support continued growth from its London base. The business is instructed on complex, high-value lender-funded developments where reporting quality, professional judgement and credibility with funders are critical. Instructions are typically long-running in nature and frequently form part of multi-phase or strategic development programmes, providing a clear and visible pipeline of work.

This role is designed for an experienced Project Monitoring Surveyor seeking closer involvement in lender decision-making and risk advisory work. It will equally suit those already operating at this level and those who have built strong foundations on smaller or less complex schemes and are ready to take a step up in exposure and responsibility.

You will act as Project Monitor on lender-funded developments from initial due diligence through delivery, providing trusted, commercially focused advice to lenders and project teams. This is a judgement-led role. You will be expected to challenge assumptions, identify and articulate risk clearly, and contribute directly to lender confidence throughout the lifecycle of a project. Support is available from a highly experienced peer group, allowing capable surveyors to scale up quickly and confidently.

Key Responsibilities
  • Acting as Project Monitor on lender-funded developments
  • Preparing clear, robust monitoring reports relied upon for credit and risk decisions
  • Advising lenders on development risk, cost, programme, procurement and delivery strategy
  • Engaging directly with lenders, developers, funders and professional teams
  • Monitoring compliance with funding conditions and professional appointments
  • Providing informed input on EPC, Building Safety Act considerations and construction risk
  • Managing a live portfolio of projects concurrently
  • Applying professional judgement rather than operating to a checklist-led model
Candidate Profile
  • Experience as a Project Monitoring Surveyor within development finance
  • Background from a recognised project monitoring or building consultancy
  • Strong lender-facing report writing skills
  • Commercial mindset with the confidence to engage, question and advise
  • MRICS preferred
Why This Role
  • Exposure to lenders' largest and most complex projects
  • Direct influence on lender confidence and policy-driven advice
  • Opportunity to broaden experience quickly and operate at a higher level
  • Opportunity to shape how the monitoring service is delivered and evolves as the business grows
  • Senior peer group with no junior management burden
  • Clear scope to build long-term influence within a growing, profitable consultancy
  • Clear pipeline of work and long-term project visibility
Package
  • Base salary aligned to Associate Director level, typically around £85,000 (flexible depending on experience and level)
  • Bonus of 0.25%
  • With bonus total annual remuneration comfortably in excess of £100,000
  • Private healthcare
  • Professional fees paid
  • Fully flexible working arrangements
  • London office base with no mandated attendance requirement

The role is naturally home- and site-based, with office access available as required. The working model is built on trust, experience and accountability rather than presenteeism.
